Of the homes for sale, the highest price one currently is listed at $995,000, and is located at 68-1891 Kawiki Place.

The highest priced condo currently on the market is listed at $729,000 and is located at the Pointe at Waikoloa, Unit 12. At the other end of the spectrum, the lowest priced home on the market is located at 68-3604 Hooko Pl and is listed $489,000. While the lowest priced condo currently on the market is listed at $162,900 and is Unit I202 in the Fairway Terrace.

Waikoloa VillageWhen it comes to sales in the 2nd Quarter, the number of condos sold is, quarter by quarter, catching up to the number of homes sold. In this timeframe from April 2018 through June 2018 there were 41 homes sold in Waikoloa Village, while 29 condos were sold. Of the homes sold, the highest priced one is located at 68-1755 Auhili Pl and sold for $738,000, from a list price of $748,000. The highest priced condo sold for $640,000, from a list price of $665,000 and is Unit #10 in the Pointe at Waokoloa.

The lowest priced home selling during the 2nd Quarter is a home located at 68-1706 Hoona Pl and it sold for the low price of $393,000, from a list price of $381,600, while the condo with the lowest sale price went for $149,500 from a list price $149,500, and is located in, once again, Fairway Terrace, Unit E205.

Waikoloa VillageAnalysis: Sales in Waikoloa Village have accelerated to the blistering pace of about 41 homes per quarter. The overall inventory of homes has decreased to just 18 homes on the market, which is not even a two-month supply. Even with condo sales lagging behind homes sales, the number of condos available for sale is just 12 units, again, only about 2 months supply. These numbers reflect the fact that we are now firmly in a Sellers’ Market.

At the time of this writing (May 10th), there were 30 single-family homes in escrow and 21 homes for sale in Waikoloa Village, while there were 17 condos for sale and 15 condos in escrow. Of the homes for sale, the highest price one on the market is listed at $725,000, and is located at 68-3553 Haia St.

Of the condos on the market, the highest priced one is listed at $399,000 and is located at Waikoloa Fairways #A303.  At the other end of the spectrum, the lowest priced home on the market is located at 68-3630 Lahilahi St and is listed at $412,000. While the lowest priced condo currently on the market is listed at $160,000 and is Unit E104 in Fairway Terrace.


In the 1st Quarter, the time from January 2018 through March 2018, there were 21 single-homes sold in Waikoloa Village, while 19 condos were sold. Of the homes sold, the highest priced one is located at 68-3684 Kamuela Pl and sold at the sales price of $694,000, from a list price of $725,000.

17th FairwaysThe highest priced condo sold for $430,000, from a list price of the same amount, and is Unit #15 at 17th Fairway Villas. The lowest priced home to sell during the 1st Quarter was a home located at 68-1805 Uala St that sold for $423,000, from a list price of $425,000, while the condo with the lowest sale price went for $155,000 from a list price of $159,000, and is located in, once again, Fairway Terrace, Unit I208.


Analysis:
Sales in Waikoloa Village have continued at a brisk pace for most of 2017. This has caused the inventory of available homes to be reduced to the point where we are down to just a 3 months’ supply. With a balanced market being at 5 to 6 months of inventory, the Waikoloa Village market has entered 2018 firmly in a sellers’ market.

Of the homes for sale, the highest priced one is listed at $798,000, and is located at 68-3553 Haia St., while the highest priced condo currently on the market is listed at $690,000 and is Unit #10 in The Pointe at Waikoloa.  At the other end of the spectrum, the lowest priced home on the market is located at 68-1774 Mikohu Pl and is listed at the low price of $399,000. While the lowest priced condo currently on the market is listed at $165,000 and is Unit I202, located in Fairway Terrace.

When it comes to sales in the 4th Quarter, the number of homes sold surprisingly outpaced the number of condos sold. In this time from Oct 2017 through Dec 2017 Waikoloa Villagethere were 32 homes sold in Waikoloa Village, while 23 condos were sold. Of those homes sold, the highest priced one is located at 68-3752 Piki Pl, and sold for $750,000, from a list price of $769,000. While the most expensive condo sold for $370,000, from a list price of $374,000 and is Unit B215, located in the Waikoloa Fairways.

The lowest priced home to sell during the 4th Quarter was a home located at 68-3668 Lahilahi St, that sold for $400,000, from a list price of the same amount, and the condo with the lowest sales price went for $150,779, from a list price of $143,100 and is in the Fairway Terrace, Unit L104.

Analysis: Sales in Waikoloa Village continue at a brisk pace.  The inventory of homes and condos has continued to hover at a 4-month supply through the last two quarter of 2017. This puts Waikoloa Village firmly in a balanced market, edging ever closer to a Sellers’ Market.

Of the homes for sale, the highest priced one is located at 68-1765 Laie Street, and it is priced at $725,000, while the highest priced condo on the market is listed at $399,000 and is located at Waikoloa Villas Ph I & II, Apt G102.  At the other end of the spectrum, the lowest priced home on the market is located at 68-3521 E Makuahine St and is listed at the low price of $324,000. While the lowest priced condo currently on the market is listed at $159,000 and is Unit I208 in the Fairway Terrace.

When it comes to sales in the 3rd Quarter, the number of homes sold was a little higher Waikoloa Village Homethan the number of condos sold. In the time from July 2017 through Sept 2017 there were 34 homes sold in Waikoloa Village, while 23 condos were sold. Of the homes sold, the highest priced one is located at 68-3521 Malina St and sold for $850,000, from a list price of $869,000, while the highest priced condo sold for $335,000 from a list price of $368,000, and is # E204 at The Waikoloa Villas Ph I & II. The lowest priced home to sell during the 3rd Quarter is a home located at 68-1838 Lina Poepoe St and had a sale price of $320,000, from a list price of $365,000. In the condo market, the one with the lowest sale price went for $175,000 from a list price of the same amount, and it is located in, once again, in the Fairway Terrace, Unit A202.

Waikoloa Village EntranceAnalysis: Although the number of single family homes for sale in Waikoloa Village has remained constant, the volume of homes and condos sold increased noticeably over the last two quarters. The condo market, however, has seen a continuing tightening of inventory to the point where we have entered a Seller’s Market. With the increase in single-family home sales, that segment is also on the verge of becoming a Seller’s Market. It remains to be seen if this is a temporary spike, or a trend.

Analysis: Sales in Waikoloa Village continue at a brisk pace of about 24 homes per quarter. Even with the overall inventory of homes continuing to slowly move downward, we still remain in a somewhat balanced market. Condo sales lag a little behind homes sales so there is more inventory to be absorbed, but it also remains within the parameters of a balanced market.

At the other end of the spectrum, the lowest priced home on the market is located at 68-1895 Ua Noe St and is listed $439,900. While the lowest priced condo currently on the market is listed at $164,000 and is Unit I208 in the Fairway Terrace.

When it comes to sales in the 1st Quarter, the number of homes sold, as usual, outpaced Waikoloa Village Viewthe number of condos sold. In the time from January 2017 through March 2017 there were 24 homes sold in Waikoloa Village, while 14 condos were sold. Of the homes sold, the highest priced one was located at 68-3766 Kimo Nui St at the sales price of $764,000, from a list price of $779,000. The highest priced condo sold for $245,000, from a list price of $255,000 and is Unit #224 at the Paniolo Club.



The lowest priced home to sell during the 1st Quarter was a home located at 68-1814 Pau Nani St that had a sale price of $334,900, from a list price of $344,000, while the condo with the lowest sale price went for $136,000 from a list price of the same amount, and was located in, once again, Fairway Terrace, Unit M204.

Waikoloa VillageAnalysis: Sales in Waikoloa Village continue at a fairly brisk pace.  Although the overall inventory of homes has been reduced in 2016, as opposed to 2015, homes are coming on the market as fast as they are being sold, which is keeping a downward pressure on prices. With the absorption rate continuing to average at 4 months, the Waikoloa Village market continues to be in the equilibrium between a buyers and sellers market.

While the highest priced condo currently on the market is listed at $425,000 and is Unit A306 in the Waikoloa Fairways.  At the other end of the spectrum, the lowest priced home on the market is located at 68-3471 Kupunakane Pl and is listed at the low price of $334,900. While the lowest priced condo currently on the market is listed at $165,000 and is Unit I208, located in Fairway Terrace.

When it comes to sales in the 4th Quarter, the number of condos sold outpaced the number of homes sold. In the time from Oct 2016 through Dec 2016 there were 24 homes sold in Waikoloa Village, while 30 condos were sold. Of those homes sold, the highest priced one is located at 68-3614 Haena St, and sold for $950,000, from a list price of $995,000. While the most expensive condo sold for $449,000, from a list price of $449,000 and is Unit A300, located in the Paniolo Gardens. The lowest priced home to sell during the 4th Quarter was a home located at 68-3528 Makuahine St, that sold for $265,000, from a list price of $260,000, and the condo with the lowest sales price went for $130,00, from a list price of $145,000 and is located in, once again, Fairway Terrace, Unit E101.

Analysis: Sales in Waikoloa Village continue at a fairly brisk pace.  The inventory of homes has been reduced from a 6 month supply in the 4th quarter of 2015 to a 4 month supply through most of 2016. This puts the Waikoloa Village market at almost the equilibrium between a buyers and sellers market.
