The number of single-family homes sold in October 2018 on the Kohala CoastKohala Coast decreased substantially from last October, with 24 homes selling in October 2018, down from 31 homes last year. That decrease was felt in both South Kohala, with 19 single-family homes selling, down from 25, and North Kohala, with 5 homes selling, down from 6 homes. The condo market also experienced a decrease, dropping from 26 units sold in October 2017 to 17 units this October.

Although there was a decrease in sales volume in October 2018, the overall year-to-date sales volume on the Kohala Coast is up in all market segments in 2018, with 292 single-family homes being sold this year, up considerably from the 266 homes sold this time last year.



The number of single-family homes in North Kohala increased slightly from 53 homes sold by this time last year to 56 homes this year, and South Kohala saw even bigger gains, with the number of single-family homes rising from 213 homes last year to 236 homes sold this year. The number of condos sold year-to-date also enjoyed a healthy increase, up 22 units to 260 units sold this year from 238 units sold in 2017.

Mauna Kea ResortThe change in median price this October over last year was, however a mixed bag. The median sale price in North Kohala experienced a spectacular increase, rising from $835,000 in October 2017 to $1,169,000 in October of this year. This type of wild change in median sales price is quite common in a low sales volume environment such as North Kohala.



The South Kohala median sales price in October 2018 however, saw a slight decrease, dropping to $580,000 this year from $608,000 in October 2017. The condo market median sales price enjoyed the largest gains, rising from $381,000 in October 2017 to $508,000 this year.

Even with the mixed bag of numbers in October’s median sales price, all market Big IslAND Mapsegments experienced an increase in their year-to-date numbers. Single-family homes in North Kohala had the largest increase in their year-to-date median sales price, increasing a dramatic 26.92% from $650,000 in 2017 to $825,000 this year, while the single-family homes in South Kohala had a more modest increase of 5.31%, going from $565,000 in 2017 to $595,000 this year. The condo market also experienced a modest increase in its year-to-date median sales price, rising 8.19% from $482,000 in 2017 to $522,000 this year.

Analysis: The Kohala Coast real estate market continues to move upwards at a steady pace in all categories. With the brisk, steady sales throughout 2018, the excess inventory we had a few years ago is long gone, with us now firmly in a balanced market. Other than the wild fluctuations experienced in North Kohala, the median sales price on the Kohala Coast has experienced a steady 5% to 6% annual appreciation.

At the time of this writing (Oct 2nd), there were 3 single-family homes for sale in Waikoloa Beach Resort and 24 homes in escrow. The high number of single-family homes in escrow is due to many of these homes being under construction in the new Ainamalu at Waikoloa Beach Development.



The highest priced of the single-homes on the market is priced at $5,995,000 and is located at 69-1037 Kolea Kai Cir, in Kolea, with the lowest price home located at 69-9227 Ainamalu St, in the new Ainamalu at Waikoloa Beach development, with a list price $899,000.

Waikoloa Beach Resort

In the condo market there are currently 48 condos for sale and 11 units in escrow in Waikoloa Beach Resort, with the highest price one listed at $1,950,000 and is Unit #14D in the Hali’I Kai community. While at the other end of the spectrum, the lowest priced condo on the market is listed at $439,000 and is Unit #F3 in Waikoloa Fairway Villas.


In the 3rd Quarter of 2018, there were just 2 single-family homes sold in the Waikoloa Halii KaiBeach Resort, with 24 homes in the new Ainamalu at Waikoloa Beach development in escrow and still under construction. The highest priced single-family home sold for $960,614 from a list price of the same amount, and is located at 69-9216 Ainamalu St, also in the Ainamalu at Waikoloa Beach development. The single-family home with the lowest selling price is also located in the Ainamalu at Waikoloa Beach development, at 69-9191 Ainamalu St and sold for $923,104, from a list price of the same amount.

Meanwhile, in this time frame between July and September 2018, there were 23 condos sold in Waikoloa Beach Resort. The highest priced of these is Unit #4F in Kolea Condo Villas that sold for $2,425,000, from a list price of $2,550,000. While the condo with the lowest sales price went for $360,000, from a list price of $370,000. It is Unit 223 located in the Shores at Waikoloa Beach Resort.

Waikoloa beach ResortAnalysis: Sales of condos in the Waikoloa Beach Resort have continued at a steady pace throughout 2018. With the amount of inventory available we continue to be in a balanced market in the condo market, as well as the single-family home market, although the choice for single-family homes is limited mostly to the Ainamalu at Waikoloa Beach development.

As it was in 2016, in 2017, all the highest priced condos sold were located in the two crown jewel communities of Waikoloa Beach Resort, namely Kolea and Hali’i Kai. These communities both have Oceanfront Amenity Centers, gorgeous views from most units, and high-end features throughout. And the top spot in this year went to a beautiful ocean view unit located in Kolea.

Of the homes for sale in the Waikoloa Beach Resort, the highest priced one is a waterfront home listed at $5,995,000, located at 69-1037 Kolea Kai Circle, in the Kolea subdivision.


The least expensive home on the market is located at 69-9229 Ainamalu St, in Waikoloa Beach Resort’s newest development, Ainamalu at Waikoloa Beach. It is listed at $899,000. In the condo market, the highest price condo currently available is listed at $2,375,000 and is Unit #4C in Kolea Condo Villas. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $370,000 and is Unit #223 in the Shores at Waikoloa Beach Resort.

Of the homes sold, the highest priced one sold for $4,140,000, from a list price of $4,375,000 and is located at 69-1089 Kolea Kai., while the lowest priced one is located at 69-9208 Ainamalu St and sold for at $749,300 from a list price of the same amount.

In the condo market of Waikoloa Beach Resort, the Q2 time frame between April and June 2018 saw 20 condos sell. The highest priced of these was Unit 7C in Kolea Condo Villas and it sold for $2,190,000, from a list price of $2,390,000. While the condo with the lowest sales price went for $335,000, from a list price of $339,000. It is Unit 131, located in the Shores at Waikoloa Beach Resort.

Waikoloa Beach ResortAnalysis: After a strong start in 2018 in terms of condo sales volume in Waikoloa Beach Resort, Q2 experienced a slowdown in condo sales, but remained steady in the single-family home market. With the number of single-homes currently in escrow, sales should be strong in the months ahead. It remains to be seen if the slowdown in condo sales is a minor aberration, or a trend.

Most of the single-family homes for sale are part of a new construction development called Ainamalu at Waikoloa Beach that has recently broken ground and has many new homes under construction. Of the homes currently on the market, the highest priced one is listed at $5,995,000, and is located at 69-1037 Kolea Kai Cir in Kolea, while the one with the lowest price is located at 69-9229 Ainamalu St. in the new development mentioned above and is listed at $899,000.

In the condo market, the highest price condo currently available is still Unit #4F in the Kolea Condo Villas, which is in the Kolea subdivision and is listed at $2,550,500. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $454,888 and is Unit #215 in the Shores at Waikoloa Beach Resort.

In the 1st Quarter of 2018, there were 4 single-family homes sold in the Waikoloa Beach Resort. The highest priced home sold for $979,245, from a list price of $999,000 and is located at 69-9215 Ainamalu St, while the lowest priced one sold for $772,750, from a list price of $749,000 and is located at 69-9191 Ainamalu St, also in the new Ainamalu at Waikoloa Beach development.


In the Q1 time frame between January and March, there were 31 condos sold in Waikoloa Beach Resort, almost double the number units sold in Q3 & Q4 of 2017. The highest priced of these condos sold was Unit 8E in Kolea Condo Villas at the sale price of $1,715,000, from a list price of $1,799,000. While the condo with the lowest sales price went for $351,000, from a list price of $363,000. It was Unit 318, located in the Shores at Waikoloa Beach Resort.

Kolea
Analysis:
The sale of condos in Waikoloa Beach Resort was, as usual, substantially higher in Q1 than in Q4 and with the new construction in in full swing, single-family homes have also had a resurgence. A balanced market is considered to be at six months worth of inventory, and that is where the market has been for all of 2017 and into the first quarter of this year.

The highest priced of the homes for sale is currently listed at $10,250,000 and is located at 69-1077 Kolea Kai Circle, in the Kolea subdivision, while the lowest price one listed at $899,000 and can be found at 69-9229 Ainamulu St, in the new development, Ainamalu at Waikoloa Beach.

In the condo arena there are currently 61 condos for sale in Waikoloa Beach Resort and 20 condos in escrow. The highest priced condo on the market is listed at $2,550,000 and is Unit #4F in the Kolea Condo Villas, which is part of the Kolea subdivision. While at the other end of the spectrum, the lowest priced condo currently available is listed at $363,000 and is Unit #318 in the Shores at Waikoloa Beach Resort.

In the 4th Quarter of 2017, there was, once again, no single-family homes sold in the Waikoloa Waikoloa Beach resortBeach Resort but many of the 22 single-family homes currently in escrow are new construction homes awaiting completion in the new development called Ainamalu at Waikoloa Beach, which has recently broken ground with a Phase I plan of 40 new single-family homes. But meanwhile, in this time frame between October and December, there were 17 condos sold, and the highest priced of these was Unit 9H in Hali’i Kai, which sold for $975,000, from a list price of $910,000. While the condo with the lowest sales price went for $365,000, from a list price of $379,000 and is Unit 214 located in the Shores at Waikoloa Beach Resort.

Analysis: Sales of condos slowed down considerably in the 2nd of half of 2017 over the first half. After moving from a Buyers’ Market to a Balanced Market in 2017, we are starting to slip back into Buyers’ Market territory. Once the new construction homes start to be completed, single family home sales will spike significantly. Still a great time to buy in the Waikoloa Beach Resort.

Waikoloa Beach ResortAt the time of this writing (Oct 10th), there were seven single-family homes on the market in Waikoloa Beach Resort and 14 homes in escrow. The most expensive of the listed homes is priced at $6,495,000 and is located at 69-1037 Kolea Kai Cir, in Kolea, with the lowest price one located at 69-9200 Ainamalu, in the new development called Ainamalu at Waikoloa Beach, with a list price $858,000.

In the condo arena there are 60 condos for sale and 9 units in escrow in Waikoloa Beach Resort, with the highest price one listed at $2,550,000 and located at Unit #4F in Kolea Condo Villas, which is part of the Kolea subdivision. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $385,000 and is Unit #C3 in Waikoloa Fairway Villas.

In the 3rd Quarter of 2017, there were no single family homes sold in the Waikoloa Beach Resort, but there are 9 homes in the new Ainamalu at Waikoloa BeachThe Shores at Waikoloa Beach development that are in escrow. But meanwhile, in this time frame between July and September, there were 15 condos sold. The highest priced of the sold condos is Unit #7D in Kolea Condo Villas that sold for $1,325,000, from a list price of $1,399,000. While the condo with the lowest sales price went for $339,000, from a list price of the same amount. It is Unit 118 located in the Shores at Waikoloa Beach Resort.


Analysis:
Sales of condos in the Waikoloa Beach Resort slowed down considerable after six months of brisk sales. The sales volume has returned to the slow steady pace of 2016, but the difference being, less condos are on the market. So although we are still in a Buyer’s Market, the reduction of inventory has brought us  little closer to a balanced market.

Of the homes for sale in the Waikoloa Beach Resort, the highest priced one is a waterfront home listed at $6,405,000, located at 69-1037 Kolea Kai Circle, in the Kolea subdivision. The least expensive home on the market is located at 69-9200 Ainamalu St, in Waikoloa Beach Resort’s newest development, Ainamalu at Waikoloa Beach. It is listed at $865,000.

In the condo market, the highest price condo currently available is listed at $2,550,000 and is Unit #4F in Kolea Condo Villas. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $339,000 and is Unit #118 in the Shores at Waikoloa Beach Resort.

Waikoloa Beach ResortIn the 2nd Quarter of 2017, there was, once again, no single family homes sold in the Waikoloa Beach Resort, although there are 12 homes under construction in Ainamalu at Waikoloa Beach that are already under contract. Of these, the highest priced one went under contract at $1,049,000, and is located at 69-9195 Ainamalu St., while the lowest priced one under contract is located at 69-9208 Ainamalu St and is priced at $725,000. We will not know the final sales price until construction is complete and the transactions close.

In the condo market, the Q2 time frame between April and June saw 32 condos sell, up slightly from the already impressive 30 units sold in Q1 of 2017. The highest priced of these condos sold was Unit 13A in Hali’i Kai at the sale price of $1,100,000, from a list price of $1,175,000. While the condo with the lowest sales price went for $342,000, from a list price of $349,000. It is Unit 104 located in the Shores at Waikoloa Beach Resort.

Waikoloa Beach ResortAnalysis: The market in Waikoloa Beach Resort appears to be shifting. There has been a drop in available condo inventory in the last two quarters that is about 20% lower than in previous quarters, and about a 30% increase in sales. At these numbers, we are very close to a balanced market in the condo segment and for the Ainamalu at Waikoloa Beach development; they are well positioned as the only single family homes available for under $1,000,000.

As it was in 2015, in 2016, all of the highest priced condos sold were located in the two crown jewel communities of Waikoloa Beach Resort, namely Kolea and Hali’i Kai. These communities both have Oceanfront Amenity Centers, gorgeous views from most units, and high-end features throughout. And the top spot this year went to a beautiful ocean view unit located in Kolea.

The five single family homes are part of a new home development called Ainamalu at Waikoloa Beach that has just broken ground and all homes are currently under construction. Of these homes, the highest priced one is listed at $1,600,000, and is located at 69-1525 Ana’ole St, while the one with the lowest price is located at 69-9195 Ainamalu St. and is listed at $775,000.

In the condo market, the highest price condo currently available is Unit #4F in the Kolea Condo Villas, which is in the Kolea subdivision and is listed at $2,550,500. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $359,000 and is Unit #104 in the Shores at Waikoloa Beach Resort.

In the 1st Quarter of 2017, there were no single family homes sold in the Waikoloa Beach Resort, but within the new home development, Ainamalu at Waikoloa Beach, they do have 8 single family homes already under contract that have not been completed yet, The highest priced of these homes is $875,000 and is located at 69-9207 Ainamalu St, while the lowest priced is $725,000 and is located at 69-9208 Ainamalu St.

In the Q1 time frame between January and March, there were 30 condos sold Waikoloa Beach Resort, almost double the 16 units sold in Q4 of 2016. The highest priced of these condos sold was Unit 6B in Kolea Condo Villas at the sale price of $1,650,000, from a list price of $1,750,000. While the condo with the lowest sales price went for $260,000, from a list price of $265,000. It was Unit 208, a one bedroom unit located in the Shores at Waikoloa Beach Resort.

Analysis: The sale of condos in Waikoloa Beach Resort spiked sharply in Q1 over Q4 and was higher than any Quarter in 2016. Combine this with an inventory that is at its lowest level in over a year, and you have the early signs of a shifting market. A balanced market is considered to be at six months worth of inventory, and that is where we are now, so it will be interesting to watch the next few quarters to see if this is a pattern, or just an aberration.
