Mauna Kea ResortAt the time of this writing (Aug. 29th), there were 12 homes for sale and none in escrow in the Mauna Kea Resort, with 5 condos for sale and 2 in escrow. Of the homes for sale, the highest priced one on the market has recently been reduced to $12,900,000, and is located at 62-3692 Kiekiena Pl, in the Bluffs at Mauna Kea subdivision, while the highest priced condo on the market is listed at $3,500,000 and is Unit #5B in the Halia Hale at Kaunoa community.

At the other end of the spectrum, the lowest priced home for sale in Mauna Kea Resort is located at 62-3996 Moani Pikake Ct, in Moani Heights and is listed at $1,995,000, while the lowest priced condo on the market is priced at $1,199,000 and is Unit J202 in Waiulaula at Mauna Kea.

Mauna Kea ResortSales volume has remined at a brisk pace in the Mauna Kea Resort, with 5 homes and 9 condos being sold in the 2nd Quarter of 2018. In this time from April 2018 through June 2018 the highest priced home sold is located at 62-3735 Kaunaoa Nui Rd, in the Kaunoa Subdivision and sold for $6,900,000 from a list price of $7,900,000. The lowest priced home sold for $2,150,000 from a list price of $2,195,000 and is located at 62-3998 Moani Pikake Ct, in Moani Heights.

In the condo market, the highest priced condo to sell during the 2nd Quarter sold for $4,475,000 from a list price of $4,900,000 and is Unit #29 in the Villas at Mauna Kea Resort, while the lowest priced condo sold for $750,000 from a list price of $799,000 and is Unit #J4 at Kumulani at the Uplands at Mauna Kea.

Analysis:
After a slow start to 2018, the sales volume in Q2 in the Mauna Kea Resort is back up to the 2017 levels. The inventory for condos has reduced to just a two-month supply, putting us firmly in a Sellers’ Market and single-family homes are residing in a balanced market, considered to be about a six months’ supply.

At the time of this writing (Apr. 28th), there were 14 homes and 19 condos for sale in Mauna Kea Homethe Mauna Kea Resort. Of the homes for sale, the highest priced one on the market is listed at $15,900,000, and is located at 62-3966 Lanikeha Pl, in the Mauna Kea Fairways North subdivision, while the highest priced condo on the market is listed at $3,400,000 and is Unit #33 in the Villas of Mauna Kea. At the other end of the spectrum, the lowest priced home on the market is located at 62-3998 Moani Pikake Pl, in The Uplands of Mauna Kea and is listed at $1,870,000. The lowest priced condo currently on the market is listed at $875,000 and is Unit C1 located in Kumulani at the Uplands at Mauna Kea.


Sales continue to be slow but steady in the Mauna Kea Resort, with 2 homes and 2 Mauna Kea Viewcondos being sold in the 1st Quarter of 2017. In this time from January 2017 through March 2017 the highest priced home sold was located at 62-3680 Kiekiena Pl, in The Bluffs at Mauna Kea and sold for 11,500,000 from a list price of $12,950,000. The lowest priced home sold for $2,800,000 from a list price of $2,985,412 and is Unit #415 at Waiulaula at Mauna Kea Resort, Mauna Kea Resorts new construction subdivision. In the condo market, the lowest priced condo to sell during the 1st Quarter went for $1,525,000 from a list price of $1,595,000 and is Unit #314, also located in Waiulaula at Mauna Kea Resort, while the highest priced condo sold for $2,450,000 from a list price of $2,595,000 and is Unit #36 at the Villas at Mauna Kea.

Mauna Kea PoolAnalysis: The sales volume of homes and condos in Mauna Kea Resort continues to be slow but steady in relation to amount of available inventory. It would take almost two years to sell the available inventory at the current pace of sales and a market in equilibrium is considered to be about six months.  For Buyers looking for luxury and vacation homes in the most prestigious resort on the Big Island, this continues to be an ideal time to buy.

The most expensive home currently on the market is located at 62-3692 Kiekiena Pl and is listed for $13,450,000, while the most expensive condo on the market is listed at $3,600,000 and is Unit 21 in the Villas at Mauna Kea. At the other end of the spectrum, the lowest priced home on the market is located at 62-3685 Leihulu Pl and is listed at $1,850,000. While the lowest priced condo currently on the market is listed at $775,000 and is Unit #I3 in Kumulani at the Uplands at Mauna Kea.

When it comes to sales in the 4th Quarter, the activity in the Mauna Kea Resort continues to be on the slow side. In the time from October 2016 through December 2016 there was only 1 home sold in the Mauna Lani Resort, and just 3 condos sold. Since only one home was sold in Q4, the most expensive home sold and the least expensive home sold were one and the same, and it is located at 62-4011 Moana Pikake Pl and sold for $1,400,000 from a list price of $1,595,000. The highest priced condo sold is located in Waiulaula at Mauna Kea, and sold for $1,700,000 from a list price of $1,925,000. The lowest priced condo to sell during the 4th Quarter sold for $750,000 from a list price of $777,000 and is located in Kumulani at The Uplands at Mauna Kea Resort, Unit #J1.

Analysis: The sales volume of homes and condos in Mauna Kea Resort has remainedvery slow for the past year in relation to amount of available inventory. It would take almost two years to sell the available inventory at the current pace of sales. For Buyers looking for luxury and vacation homes in the most prestigious resort on the Big Island, this is an ideal time to buy.

At the other end of the spectrum, the lowest priced home on the market is located at 62-4011 Moani Pikake Pl, in The Uplands of Mauna Kea and is listed at $1,595,000. The lowest priced condo currently on the market is listed at $775,000 and is Unit I1 located in Kumulani at the Uplands at Mauna Kea.

Sales continue to be slow in the Mauna Kea Resort, with only one home being sold in the 2nd Quarter, down from 2 homes sold in the 1st Quarter, and the number of condos sold decreasing from 4 condos to 3. Since there was only one home sold in this time from April 2016 through June 2016 the highest priced home sold and the lowest priced home sold, was the same home. It is located at 62-3572 Emoloa Way in the Uplands at Mauna Kea and sold for $1,690,000 from a listed price of $1,895,000. In the condo market, the highest priced condo to sell during the 2nd Quarter went for $2,850,000 and is located at #7A in the Halia Hale at Kaunaoa, while the lowest priced condo sold is located at #F202 at Waiulaula at Mauna Kea, and it sold for $1,150,000.
