The Kohala Coast is a majestic area located on the west coast of the Big Island of Hawaii. The Big Island received its name as to not confuse it between the State of Hawaii and the Island of Hawaii.

The number of single-family homes sold in October 2018 on the Kohala CoastKohala Coast decreased substantially from last October, with 24 homes selling in October 2018, down from 31 homes last year. That decrease was felt in both South Kohala, with 19 single-family homes selling, down from 25, and North Kohala, with 5 homes selling, down from 6 homes. The condo market also experienced a decrease, dropping from 26 units sold in October 2017 to 17 units this October.

Although there was a decrease in sales volume in October 2018, the overall year-to-date sales volume on the Kohala Coast is up in all market segments in 2018, with 292 single-family homes being sold this year, up considerably from the 266 homes sold this time last year.



The number of single-family homes in North Kohala increased slightly from 53 homes sold by this time last year to 56 homes this year, and South Kohala saw even bigger gains, with the number of single-family homes rising from 213 homes last year to 236 homes sold this year. The number of condos sold year-to-date also enjoyed a healthy increase, up 22 units to 260 units sold this year from 238 units sold in 2017.

Mauna Kea ResortThe change in median price this October over last year was, however a mixed bag. The median sale price in North Kohala experienced a spectacular increase, rising from $835,000 in October 2017 to $1,169,000 in October of this year. This type of wild change in median sales price is quite common in a low sales volume environment such as North Kohala.



The South Kohala median sales price in October 2018 however, saw a slight decrease, dropping to $580,000 this year from $608,000 in October 2017. The condo market median sales price enjoyed the largest gains, rising from $381,000 in October 2017 to $508,000 this year.

Even with the mixed bag of numbers in October’s median sales price, all market Big IslAND Mapsegments experienced an increase in their year-to-date numbers. Single-family homes in North Kohala had the largest increase in their year-to-date median sales price, increasing a dramatic 26.92% from $650,000 in 2017 to $825,000 this year, while the single-family homes in South Kohala had a more modest increase of 5.31%, going from $565,000 in 2017 to $595,000 this year. The condo market also experienced a modest increase in its year-to-date median sales price, rising 8.19% from $482,000 in 2017 to $522,000 this year.

Analysis: The Kohala Coast real estate market continues to move upwards at a steady pace in all categories. With the brisk, steady sales throughout 2018, the excess inventory we had a few years ago is long gone, with us now firmly in a balanced market. Other than the wild fluctuations experienced in North Kohala, the median sales price on the Kohala Coast has experienced a steady 5% to 6% annual appreciation.

Kohala CoastThe number of single-family homes sold on the Kohala Coast in September 2018 decreased ever so slightly from September 2017, with 20 homes selling in September 2018 down from 22 homes last September. That decrease only happened in North Kohala (from 5 homes down to 3), with South Kohala’s volume remaining unchanged (17 homes sold in both years). The condo market also had a fractional decrease, down from 27 units sold in September 2017 to 21 units this September.

The decrease in monthly sales volume in all the market segments in September did not affect the year-to-date volume in Kohala, with 268 homes being sold this year, up from 235 homes last year. This increase happened in both North and South Kohala, with the number of single-family homes in North Kohala increasing slightly from 47 homes sold by this time in 2017, to 51 homes this year.

, however, experienced a healthy increase with the number of single-family homes rising from 188 homes last year to 217 homes sold this year. As with their monthly number, the condo year-to-date volume also improved, rising to 242 units this year from 212 units sold in 2017.




Except for North Kohala, the change in the September median sales price was up across the board. The median sale price in North Kohala, experienced the only decrease in median sales price, dropping from $530,000 in September 2017 to $490,000 in September of this year.

Big Island Stats
The South Kohala median sales price in September 2018 saw a modest increase, from $575,000 in September 2017 to $615,000 this year. The condo market median sales price was somewhat less dramatic, increasing from $465,000 in September 2017 to $477,000 this year.



The year-to-date median sales price continued its an upward trend in all market segments. Single-family homes in North Kohala experienced the largest increase, rising a dramatic 24.53% from $640,000 in 2017 to $797,000 this year. While in South Kohala, single-family homes had a modest increase of 6.12%, rising from $560,000 in 2017 to $595,000 this year. The condo market had a similar increase, rising 6.75% from $489,000 in 2017 to $522,000 this year
 

Analysis: Although September’s sales volume was down over last year, the year-to-date numbers continue their upward climb. Combined with the modest increase in median sales price, the Kohala Coast market is in a healthy place right now, for both Buyers and Sellers.

Mauna Kea Re4sortAt the time of this writing (Oct 10th), there were 9 single-family homes and 5 condos for sale in the Mauna Kea Resort, with 1 home but no condos in escrow. Of the homes for sale, the highest priced one is listed at $12,900,000, and is located at 62-3692 Kiekiena Place in The Bluffs at Mauna Kea, while the highest priced condo on the market is listed at $3,500,000 and is Halia Hale at Kaunaoa #5B.


At the other end of the spectrum, the lowest priced home on the market is at 62-3996 Moani Pikake Ct in Moani Heights and is listed at $1,195,000. While the lowest priced condo currently for sale is listed at $1,189,000 and is Waiulaula at Mauna Kea #M201 in The Uplands at Mauna Kea.

Mauna Kea Resort
The sale of single-family homes in Mauna Kea Resort continues to be slow, with no home selling in the 3rd Quarter. Condo sales have also continued at a slow pace, with just one condo selling in this time from July 2018 through Sept 2018. The single condo to sell in Mauna Kea Resort in Q3 went for $3,475,000, from a list price of $3,750,000 and is located Halia Hale #4A at Kaunaoa.


Analysis:
The sale of single-family homes and condos in Mauna Kea Resort have been relatively slow throughout 2018 and Q3 saw sales grind to a halt. One factor could be that the with the jump in sales in 2017, the inventory, and thus selection, of homes has become somewhat limited.

Ka MiloAt the time of this writing (Oct 1st), there were 14 single-family homes for sale and 3 homes in escrow in the Mauna Lani Resort, with 38 condos for sale and 7 in escrow. Of the single-family homes for sale, the highest priced one is listed at $7,690,000, and is located at 68-1052 Pauoa Way in the Pauoa Beach subdivision, while the highest priced condo on the market is listed at $2,265,000 and is unit #E202 in Mauna Lani Point. 

At the other end of the spectrum, the lowest priced single-family home on the market is located at 68-1122 N Kaniku Dr #349, in the Ka Milo at Mauna Lani development. It is listed at $1,475,000. On the condo side, the lowest priced unit currently on the market is listed at the $599,000. It is #1201, in the Fairways at Mauna Lani.

When it comes to sales in 3rd Quarter, the number of condos sold was, as usual, quite higher than the number of single-family homes sold. In the Q3 time frame of July 2018 through September 2018 there were just 2 single-family homes sold in the Mauna Lani Resort, while 21 condos were sold.



Of the 2 homes that sold, the highest priced one is located at 68-1122 N Kaniku Dr #323, also in Ka Milo, and it sold for $2,190,000, from a list price of $2,289,500. While the lowest priced single-family home to sell is located at 68-1025 N Kaniku Dr
#40, in the Villages at Mauna Lani community. It sold for $1,500,000, from a list price of $1,599,000.

Mauna Lani ResortThe highest priced of the 21 condos sold in Q3 was Mauna Lani Point #E203 and it had a sale price of $1,800,000, from a list price of $2,195,000, while the condo with the lowest sale price went for $460,000, from a list price of $495,000 and is Unit #E-21 in the Palm Villas
at Mauna Lani.

Analysis: The sales and inventory of condos and single-family homes in Mauna Lani Resort have remained at about a 5 to 6 months’ supply for the greater part of 2018. This puts us in a Balanced Market between buyers and sellers. Depending how sales go in the upcoming winter selling season will determine if we move into a low inventory market, or not.

Waikoloa Beach ResortThe number of single-family homes sold in August 2018 in Kohala increased moderately over August 2017, with 34 homes selling in August this year, up from 23 homes selling in August 2017. This boost came from the increase in sales volume in South Kohala, as the volume in North Kohala dropped slightly from 3 homes sold in August 2017 to 2 homes this year, while South Kohala’s August 2018 number rose to 32 single-family homes from 20 homes last August. The number of condos sold in August 2018 was also a bright spot, with sales almost doubling over 2017, from 18 units last August to 35 units this year.    

Along with the moderate increase in the monthly numbers, the year to date volume in 2018 has already surpassed the 2017 number in all market segments. There were 248 single-family homes sold this year, up from 213 homes being sold by this time in 2017. 

This increase was felt in both parts of Kohala with the number of single-family homes sold in North Kohala increasing marginally, (from 42 homes in 2017 to 48 homes this year) while the sales volume in South Kohala had an even larger increase (from 171 single-family homes sold last year to 200 homes this year). The year-to-date number of condos sold is also ahead of last year’s pace, rising from 185 units sold last year, to 220 units sold in 2018

Big Island MapAlthough the increases in the number of single-family homes sold in August 2018 were felt in all regions, the change in median sales price was not felt everywhere. The median sale price in North Kohala rose from $640,000 in August 2017 to a spectacular $3,950,000 in August of this year, while in South Kohala, the median sales price actually experienced a slight decrease, falling from $604,000 in August 2017 to $577,500 in August this year.

The change in median sales price in North Kohala can easily be skewed in one direction or the other when dealing with such a low volume of sales. The condo market also experienced a modest price increase, with the August 2018 median sales price rising to $585,000 from $532,500 in August 2017.

Kohala PoolAs with the monthly sales volumes, the year-to-date median sales price also rose across all market segments. The median year-to-date sales price in the condo market experienced the smallest gain, rising a modest 5.00% from $500,000 in 2017 to $535,000 this year.

Meanwhile, South Kohala’s single family home median sales price also received a modest gain, increasing a 6.46% from $558,900 in 2017 to $595,000 this year. The single-family homes in North Kohala saw the largest increase, rising 33.95%, from $645,000 in 2017 to $864,000 this year. Again, this had more to do with the volatility of a low volume market, than any kind of trend.

Analysis: As we progress through 2018, both the monthly and year-to-date sales volumes continue to be improvements over the 2017 numbers. With a 3 to 4 months’ supply of inventory in both the single-family home and condo markets, we are entering into a Buyers’ Market.

North Kohala
North Kohala
is a majestic area located at the northern tip of the Big Island of Hawaii. It is home to the two small towns of Hawi and Kapa’au. Hawi is most famous for being the bicycle turnaround point for the annual Ironman World Championship held each October, and its charming downtown area contains many small shops, and restaurants, including the famous Bamboo Restaurant. Hawi is also the 2nd office location of Hawaii Luxury Real Estate.

The other small town, Kapaa’u, also contains a small downtown area with assorted shops and cafes, and is home to the original King Kamehama I Statue. A little farther south down the coast is where the gated, upscale communities of Kohala Ranch, Kohala By-the-Sea and Kohala Waterfront are located.



North Kohala
contains miles of pastoral, undeveloped land, as well as a variety of beautiful homes, from small starter homes to large estates, many with stunning ocean views. The southern end of North Kohala contains the gated communities of Kohala Ranch, containing many luxury homes with large lots, as well as many acreage lots where you can build your own Hawaiian dream home. The most alluring character of the Kohala Ranch area is that virtually every home and lot features panoramic ocean views.

North KohalaAt the time of this writing (Sept 1st), there were 45 homes for sale in the North Kohala area and 7 homes in escrow. In the land lot market there are 110 lots for sale, with 7 lots in escrow. There are no condos located in North Kohala, so there are no statistics for that market segment.  Of the homes for sale, the highest priced one is a waterfront home located at 55-3287 Hoea Makai Rd in Hawi and is listed at $5,850,000.  


The highest priced land lot for sale is listed at $18,500,000 and is 498 acres on Lokahi Rd in Kapa’au. At the other end of the spectrum, the lowest priced home on the market is located at
54-2475 Kynnersley Rd in Kapa’au, a starter home listed at the low price of $289,000, while the lowest priced lot for sale is 3 acres in Kohala Ranch, currently listed at $169,900.

Kohala CoastSales continue to be brisk in North Kohala, with the Q2 time frame of April through June 2018 seeing 19 homes sold. The highest priced of these homes is located at 59-110 Pakuikui Pl in Kohala Waterfront. It was listed at $2,795,000 and sold for $2,485,000. The highest priced land lot to sell went for $2,500,000 from a list price of the same amount. It is 22 acres located in Kapa’au.


The lowest priced home to sell in North Kohala was listed at $215,000 and sold for $213,500. It is located at 54-3669 Akoni Pukle Hwy in Kapa’au, while the lowest priced lot to sell went for $170,000 from a list price of $195,000. It is a 1-acre lot in Kohala Estates.

Analysis: With the continuing reduction of inventory in North Kohala, along with the steady sales, the house market in North Kohala is pretty close to being in a balanced market, but if you are looking for raw land, lots are plentiful and North Kohala continues to be in Buyers’ Market.

Of the homes for sale, the highest priced one on the market has recently been reduced to $12,900,000, and is located at 62-3692 Kiekiena Pl, in the Bluffs at Mauna Kea subdivision, while the highest priced condo on the market is listed at $3,500,000 and is Unit #5B in the Halia Hale at Kaunoa community.

At the other end of the spectrum, the lowest priced home for sale in Mauna Kea Resort is located at 62-3996 Moani Pikake Ct, in Moani Heights and is listed at $1,995,000, while the lowest priced condo on the market is priced at $1,199,000 and is Unit J202 in Waiulaula at Mauna Kea.

Mauna Kea ResortSales volume has remined at a brisk pace in the Mauna Kea Resort, with 5 homes and 9 condos being sold in the 2nd Quarter of 2018. In this time from April 2018 through June 2018 the highest priced home sold is located at 62-3735 Kaunaoa Nui Rd, in the Kaunoa Subdivision and sold for $6,900,000 from a list price of $7,900,000. The lowest priced home sold for $2,150,000 from a list price of $2,195,000 and is located at 62-3998 Moani Pikake Ct, in Moani Heights.

In the condo market, the highest priced condo to sell during the 2nd Quarter sold for $4,475,000 from a list price of $4,900,000 and is Unit #29 in the Villas at Mauna Kea Resort, while the lowest priced condo sold for $750,000 from a list price of $799,000 and is Unit #J4 at Kumulani at the Uplands at Mauna Kea.

Analysis:
After a slow start to 2018, the sales volume in Q2 in the Mauna Kea Resort is back up to the 2017 levels. The inventory for condos has reduced to just a two-month supply, putting us firmly in a Sellers’ Market and single-family homes are residing in a balanced market, considered to be about a six months’ supply.

The number of single-family homes sold in July 2018 in Kohala had a big increase Kohala Coastover July 2017, with 30 homes selling in July of this year, up from 23 homes selling in July 2017. That increase in sales volume was due to increases in the South Kohala market, as North Kohala sales volume remained the same at 3 homes sold in both years.

The South Kohala market experienced an increase from 20 single-family homes sold in July 2017 to 27 homes this July. The number of condos sold in July however, went in the other direction, decreasing substantially from 22 units last year to 14 units in July of this year.  

This increase in the monthly numbers only helped to bolster the year-to-date sales Kohala Mountainvolume. There have been 213 single-family homes sold so far this year, up from 190 homes sold by this time in 2017.  The North Kohala year-to-date number is ahead of the 39 homes sold in 2017, with 45 homes being sold this year, and the South Kohala sales volume also exceeded the 2017 number, with 168 single-family homes selling this year, up from the 151 homes sold last year. The number of condos sold year-to-date has also continued to be a bright spot, with 185 units sold this year, up impressively from 167 units sold in 2017.

Even with the increase in sales volume of single family home in July 2018 over July Mauna Lani Point2017 in both North and South Kohala, only North Kohala saw a decrease in median sales price. The median sale price in South Kohala increased marginally from $505,000 in July 2017 to $533,000 in July of this year, while in North Kohala, the median sales price in July 2018 decreased by a staggering $555,000, from $1,430,000 in July 2017 to $875,000 this July. This type of a wild swing in median sales price can be expected when dealing with only 3 sales. The condo market experienced a slight downturn in price, with the July 2018 median sales price dropping to $515,000 from $568,000 in July 2017.

The year-to-date median sales price numbers were all positive this month, with North Kohala having its usual wild swing, this time upward. Even with that huge decrease in Kohala Ranchthe monthly median sales price, North Kohala’s median year-to-date sales price went up 31.23%, from $650,000 in 2017 to $853,000 this year.

Meanwhile, South Kohala felt a subtler upward change, with its median sales price increasing 8.91% from $550,000 in 2017 to $599,000 this year, while the condo market also had a modest increase, rising 4.43%, from $497,000 in 2017 to $519,000 this year.

Analysis: Except for the strange drop in the monthly number of condo sales, July is keeping up the same pace as we have had throughout 2018, and even 2017. We continue to be in a Balanced Market (5 – 6 months of inventory) all over the Kohala Coast, except for a few spots like Waikoloa Village where inventory continues to tighten.

The number of single-family homes sold in June 2018 in Kohala increased slightly Ka Miloover the already impressive sales volume of June 2017, with 38 homes selling in June of this year, up from 35 homes selling in June 2017. That slight increase in sales volume happened in South Kohala, with the North Kohala number remaining the same as 2017. North Kohala saw 9 homes sold in June 2018, as it did in June 2017 and South Kohala rose from 26 homes sold in June 2017 to 29 homes this June. The number of condos sold in June 2018 also remained the same from year to year, with 28 units being sold in June of both years.

Even with this low monthly number increase for June, the year to date sales volume in 2018 is still well ahead of the 2017 numbers. There have been 183 single-family homes sold so far this year, outpacing the 167 homes that sold by this time in 2017. Both parts of Kohala have enjoyed this year-to-date volume increase, with North Kohala seeing 42 homes sold in 2018, up from 36 homes sold in 2017.

Kohala Coast
In South Kohala the sales volume has increased by 10 homes, with 141 homes selling this year, ups from the 131 homes sold last year, and the number of condos sold year-to-date was another bright spot, with 171 units selling this year, up impressively from 145 units sold in 2017.

Even though there was a rise in sales volume of single family home in June 2018 over June 2017 in Kohala, the rise in median sales price did not happen in all markets. The median sale price in the North Kohala and condo markets both rose, with North Kohala rising from $650,000 in June 2017 to $678,000 in June of this year, while the condo market rose from $567,000 in June 2017 to $650,000 in June of this year. The only market to see a decrease in the median sales price was South Kohala, where the median sales price in June 2018 decreased to $557,000 from $580,000 in June 2017.

Big Island mapEven with the decrease in the monthly median sales price for homes in South Kohala, it and all the other markets experienced an increase in the year-to-date median sales price numbers. The median year-to-date sales price in North Kohala saw the largest increase, rising an amazing 32%, from $625,000 in 2017 to $825,000 this year; this kind of dramatic change can sometimes be expected when you have an area with such a low sales volume.

Meanwhile, South Kohala experienced a less dramatic change, with its median sales price increasing 5.45% from $569,000 in 2017 to $600,000 this year, while the condo market had an even smaller increase, rising 2.45%, from $512,000 in 2017 to $525,000 this year.

Analysis: The sales volume and sales prices in 2018 continues to outpace the already impressive 2017 year we had on the Kohala Coast. The numbers in June 2018 are the same or better than June 2017 and, even with the bad press received about the volcano eruptions on the south end of the island, show no signs of slowing down.
