The number of single-family homes sold in October 2018 on the Kohala CoastKohala Coast decreased substantially from last October, with 24 homes selling in October 2018, down from 31 homes last year. That decrease was felt in both South Kohala, with 19 single-family homes selling, down from 25, and North Kohala, with 5 homes selling, down from 6 homes. The condo market also experienced a decrease, dropping from 26 units sold in October 2017 to 17 units this October.

Although there was a decrease in sales volume in October 2018, the overall year-to-date sales volume on the Kohala Coast is up in all market segments in 2018, with 292 single-family homes being sold this year, up considerably from the 266 homes sold this time last year.



The number of single-family homes in North Kohala increased slightly from 53 homes sold by this time last year to 56 homes this year, and South Kohala saw even bigger gains, with the number of single-family homes rising from 213 homes last year to 236 homes sold this year. The number of condos sold year-to-date also enjoyed a healthy increase, up 22 units to 260 units sold this year from 238 units sold in 2017.

Mauna Kea ResortThe change in median price this October over last year was, however a mixed bag. The median sale price in North Kohala experienced a spectacular increase, rising from $835,000 in October 2017 to $1,169,000 in October of this year. This type of wild change in median sales price is quite common in a low sales volume environment such as North Kohala.



The South Kohala median sales price in October 2018 however, saw a slight decrease, dropping to $580,000 this year from $608,000 in October 2017. The condo market median sales price enjoyed the largest gains, rising from $381,000 in October 2017 to $508,000 this year.

Even with the mixed bag of numbers in October’s median sales price, all market Big IslAND Mapsegments experienced an increase in their year-to-date numbers. Single-family homes in North Kohala had the largest increase in their year-to-date median sales price, increasing a dramatic 26.92% from $650,000 in 2017 to $825,000 this year, while the single-family homes in South Kohala had a more modest increase of 5.31%, going from $565,000 in 2017 to $595,000 this year. The condo market also experienced a modest increase in its year-to-date median sales price, rising 8.19% from $482,000 in 2017 to $522,000 this year.

Analysis: The Kohala Coast real estate market continues to move upwards at a steady pace in all categories. With the brisk, steady sales throughout 2018, the excess inventory we had a few years ago is long gone, with us now firmly in a balanced market. Other than the wild fluctuations experienced in North Kohala, the median sales price on the Kohala Coast has experienced a steady 5% to 6% annual appreciation.

Waikoloa VillageAt the time of this writing (Oct 10th), there were 20 single-family homes for sale with 3 in escrow, and 13 condos for sale with 8 in escrow, in Waikoloa Village. Of the homes for sale, the highest priced one is located at 68-1891 Kawika Place, and is priced at $899,000, while the highest priced condo on the market is listed at $729,000 and is located at The Pointe at Waikoloa, Unit 12. 


At the other end of the spectrum, the lowest priced home on the market is located at 68-3630 Lahilahi St and is listed at the low price of $399,000. While the lowest priced condo currently on the market is listed at $189,000 and is Unit E205 in Fairway Terrace.

Waikoloa VillageWhen it comes to sales in the 3rd Quarter, the number of single-family homes sold was a quite a bit higher than the number of condos sold. In the time from July 2018 through September 2018 there were 36 single-family homes sold in Waikoloa Village, while 22 condos were sold. Of the homes sold, the highest priced one is located at 68-3907 Kaulele Pl and sold for $699,000, from a list price of $699,900, while the highest priced condo sold for $385,000 from a list price of $399,000 and is # A303 at Waikoloa Fairways.

The lowest priced single-family home to sell during the 3rd Quarter in Waikoloa Village is located at 68-3519 Iwikuamoo Dr and had a sale price of $285,000, from a list price of the same amount. In the condo market, the one with the lowest sale price went for $160,000 from a list price of the same amount, and it is located in, once again, in the Fairway Terrace, Unit E104.

Analysis: The sales volume of single-family homes and condos in Waikoloa VillageWaikoloa Village has remained fairly constant throughout 2018. Although the amount of inventory is substantially lower than it was in 2017, and we are now in a Sellers’ Market, the amount of inventory seems to be levelling off at these new lower levels. Whether that remains the same, or we enter into an even lower inventory market as we enter the winter selling season, remains to be seen.

At the time of this writing (Apr 10th), there were 6 single-family homes for sale and a The Shores at Waikoloawhopping 28 homes in escrow within the Waikoloa Beach Resort, while there are 55 condos for sale and 7 in escrow. Most of the single-family homes for sale are part of a new construction development called Ainamalu at Waikoloa Beach that has recently broken ground and has many new homes under construction. Of the homes currently on the market, the highest priced one is listed at $5,995,000, and is located at 69-1037 Kolea Kai Cir in Kolea, while the one with the lowest price is located at 69-9229 Ainamalu St. in the new development mentioned above and is listed at $899,000.

In the condo market, the highest price condo currently available is still Unit #4F in the Kolea Condo Villas, which is in the Kolea subdivision and is listed at $2,550,500. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $454,888 and is Unit #215 in the Shores at Waikoloa Beach Resort.

The Shores at Waikoloa
In the 1st Quarter of 2018, there were 4 single-family homes sold in the Waikoloa Beach Resort. The highest priced home sold for $979,245, from a list price of $999,000 and is located at 69-9215 Ainamalu St, while the lowest priced one sold for $772,750, from a list price of $749,000 and is located at 69-9191 Ainamalu St, also in the new Ainamalu at Waikoloa Beach development.


In the Q1 time frame between January and March, there were 31 condos sold in Waikoloa Beach Resort, almost double the number units sold in Q3 & Q4 of 2017. The highest priced of these condos sold was Unit 8E in Kolea Condo Villas at the sale price of $1,715,000, from a list price of $1,799,000. While the condo with the lowest sales price went for $351,000, from a list price of $363,000. It was Unit 318, located in the Shores at Waikoloa Beach Resort.

Analysis:
The sale of condos in Waikoloa Beach Resort was, as usual, substantially higher in Q1 than in Q4 and with the new construction in in full swing, single-family homes have also had a resurgence. A balanced market is considered to be at six months worth of inventory, and that is where the market has been for all of 2017 and into the first quarter of this year.

Waikoloa Village HomeWhen it comes to sales in the 2nd Quarter, the number of condos sold is, quarter by quarter, catching up to the number of homes sold. In this timeframe from April 2017 through June 2017 there were 24 homes sold in Waikoloa Village, while 19 condos were sold. Of the homes sold, the highest priced one is located at 68-1608 Laie St and sold for $699,000, from a list price of $729,000. The highest priced condo sold for $425,000, from the same list price of $425,000 and is Unit #A306 at the Waikoloa Fairways.

Waikoloa Village PoolThe lowest priced home selling during the 2nd Quarter is a home located at 68-3471 Kupunakane Pl and it sold for the low price of $346,000, from a list price of $344,000, while the condo with the lowest sale price went for $161,000 from a list price $170,000, and was located in, once again, Fairway Terrace, Unit H104.

Analysis: Sales in Waikoloa Village continue at a brisk pace of about 24 homes per quarter. Even with the overall inventory of homes continuing to slowly move downward, we still remain in a somewhat balanced market. Condo sales lag a little behind homes sales so there is more inventory to be absorbed, but it also remains within the parameters of a balanced market.

Mauna Lani CoastThe number of single family homes sold in June 2017 in Kohala increased dramatically over June2016, with 34 homes selling in June of this year, up from 19 homes selling in June 2016. That impressive increase in sales volume happened in both South and North Kohala, with both areas nearly doubling their sales count over 2016.  North Kohala increased from 5 homes sold in June 2016 to 9 homes in June of this year and South Kohala rose from 14 homes sold in June 2016 to 25 homes this June. The number of condos sold in June followed the same pattern, almost doubling from 14 units last year to 27 units in June of this year.  

With this dramatic monthly number increase, the year to date sales volume in 2017 has Mauna Lani Resortcaught up to the 2016 numbers. There have been 165 homes sold so far this year, the same number that was sold by this time in 2016.  This increase in June sales in both parts of Kohala has allowed the year-to-date volume in North Kohala to surpass the 32 homes sold in 2016, with 36 homes sold this year. In South Kohala the sales volume has come close to reaching the 2016 number, with 129 homes selling this year, down slightly from the 133 homes sold last year. The number of condos sold year-to-date was another bright spot, with 144 units sold this year, up impressively from 122 units sold in 2016.

As with the rise in sales volume of single family home in June 2017 over June 2016 in both North Kohala and South Kohala, the rise in median sales price also happened in both regions. The median sale price in South Kohala rose from $553,750 in June 2016 to $595,000 in June of this year, while in North Kohala, the median sales price in June 2017 increased to $650,000 from $585,000 in June 2016. The condo market also experienced a healthy price increase, with the May 2017 median sales price rising to $549,000 from $477,500 in June 2016.

The rise in the year-to-date median sales price numbers are a direct reflection of the Big Island Mapmonthly numbers, except for North Kohala. North Kohala was the only sector to see a decrease, and quite a decrease it was. The median year-to-date sales price in North Kohala dropped 19.35%, from $775,000 in 2016 to $662,000 this year; this kind of dramatic change can sometimes be expected when you have such a low sales volume. Meanwhile, South Kohala experienced a change in the other direction, with its median sales price increasing a notable 15.15% from $495,000 in 2016 to $570,000 this year, while the condo market had a similiar increase, rising 15.61%, from $442,000 in 2016 to $511,000 this year.

Analysis: The rise in sales volume in June 2017 is a dramatic change from the somewhat steady pace of sales in previous months. It remains to be seen if this is a trend or an aberration. One thing remains steady, and that is the upward trend in price appreciation.

At the time of this writing (July 1st), there were 14 homes and 73 condos for sale in the Ka Milo at Mauna LaniMauna Lani Resort. Of these homes for sale, the highest priced one is listed at $5,900,000, and is located at 68-1031 Ke Kailani Dr in the Ke Kailani subdivision, while the most expensive condo on the market is located in Mauna Lani Resorts newest development, the Residences at Laulea, Unit #5A2 and is listed at $4,400,000.  At the other end of the spectrum, the lowest priced home on the market is Ka Milo #219, located in Ka Milo at Mauna Lani and is listed at $1,475,500. On the condo side, the lowest priced one currently on the market is listed at the low price of $445,000 and is Unit # D-21, in the Palm Villas at Mauna Lani.

When it comes to sales in 2nd Quarter, the number of condos sold was, as usual, quite 49 Black Sand at Mauna lanihigher than the number of homes sold. In the Q2 time frame of April 2017 through June 2017 there were 8 homes sold in the Mauna Lani Resort, while 22 condos were sold. Of the 8 homes that sold in Q2, the highest priced one is located at 68-1046 Honokaope Wy in the 49 Black Sand community, and it sold for $10,500,000 from a list price of $11,700,000, while the lowest priced home to sell was Ka Milo at Mauna Lani Unit #337. It sold for $1,875,000 from a list price of $1,875,000. The highest priced of the 22 condos sold in Q2 was Residences at Laulea #10A2,  and it sold for $3,850,000 from a list price of  $3,850,000,  while the condo with the lowest sales price went for $445,000 from a list price of $480,000 and is Unit #C-22 in the Palm Villas at Mauna Lani.

Mauna Lani EntranceAnalysis: Although the inventory levels have remained fairly constant over the last four quarters, sales in Q2 have increased by over 30% in the condo market and nearly doubled in the single family home market. With a 5 to 6 month supply of inventory considered to be a balanced market, we are already there in the single family home market but we would need the sales level to remain at current levels for a number of quarters to get to that point in the condo market. The condos sales levels in this quarter are an encouraging sign for the market ahead.

Kohala Coast View

North Kohala is the majestic area located at the northern tip of the Big Island of Hawaii. It is home to the two small towns of Hawi and Kapa’au. Hawi is most famous for being the bicycle turnaround point for the annual Ironman World Championship held each October, and its charming downtown area contains many small shops, and restaurants, including the famous Bamboo Restaurant. North Kohala contains miles of pastoral, undeveloped land, as well as a variety of Kohala Coast Viewbeautiful homes, from small starter homes to large estates, many with stunning ocean views. At the time of this writing (June 1st), there were 48 homes for sale in the North Kohala Hawi Homearea. There are no condos located in North Kohala, so there are no statistics on that market segment.  Of these homes for sale, the highest priced one is the same one as last quarter and is listed at $9,995,000. It is located at 68-3083 Puakea Bay Dr in the Puakea Bay Ranch community. At the other end of the spectrum, the lowest priced home on the market is located at 53-3948A Hiwahiwa St, in the Ainakea Village subdivision, a quaint starter home listed with Hawaii Luxury Real Estate at the low price of $330,000.

North Kohala View
Sales have remained pretty steady in North Kohala, with the Q1 time frame of January through March 2017 having 15 homes sold. The highest priced of these homes is located at 56-2908 Puakea Bay Dr, also in the Puakea Bay Ranch subdivision. It was listed at $1,498,000 and sold for $1,400,000. The lowest priced home to sell in North Kohala was listed at $206,600 and sold for $196,759. It is located at 53-4106 Akoni Pule Hwy in Kapa’au.

Analysis: With 48 homes on the market, and homes selling at a steady rate of 5 – 6 per month, there is still a lot of inventory to be absorbed. So at this rate, we will continue to be in a Buyer’s Market for the foreseeable future.

The Kohala Coast is a spectacular area located on the west coast of the Big Island of Hawaii. The Big Island received its name as to not confuse it between the State of Hawaii and the Island of Hawaii. The Kohala Coast is split into two areas, North Kohala and South Kohala, with North Kohala covering the more rural northern end of the island, containing the small towns of Hawi and Kapa’au, as well as the Kohala Ranch communities on the south end.

Hali'i Kai CondoThe number of single family homes sold in April 2017 in Kohala dropped significantly over April 2016, with 20 homes selling in April this year, down from 30 homes selling in April 2016. Although there was a decrease in both parts of Kohala, the major part of the decrease happened in South Kohala, as the volume in North Kohala only decreased by 2 homes (from 5 homes down to 3). South Kohala saw its sales volume in April 2017 decrease by a third over April of last year (down from 25 homes to 17). The number of condos sold year over year in April also saw a decline, dropping from 34 units last year to 25 units this year.  

As with the monthly number, the year-to-date volume also saw a decrease in 2017, with Mauna Lani Resort98 homes being sold this year, as opposed to 117 homes being sold by this time in 2016.  Like the monthly number, this decrease also happened in both parts of Kohala, with sales volume in North Kohala, decreasing from 20 homes sold in 2016, to 18 homes this year. South Kohala’s year-to-date volume saw an even larger drop, with 80 homes being sold this year, down from 97 homes sold by this time last year. The number of condos sold year-to-date was the only bright spot, with volume rising slightly from 86 units sold last year, to 92 units sold in 2017.


While the volume of single family homes sold in April 2017 decreased compared toMauna Lani Resort Home April 2016 in both parts of Kohala, the change in median sales price varied from region to region. The median sale price in South Kohala rose from $525,000 in April 2016 to $630,000 in April of this year, while in North Kohala, the median sales price in April 2017 dropped a dramatic $240,000 to $850,000 from $1,090,000 in April 2016. This type of dramatic change in median price is quite common when dealing with such a low volume of sales. The condo market also saw their prices move in the downward direction, with the April 2017 median sales price declining a slight $12,000 to $425,000 from $437,000 in April 2016.

As with April monthly median sales price, the year-to-date numbers were also mixed. Kohala Coast MapBut the only area that saw a decrease in year-to-date sales price was North Kohala, with a whopping 29.01% decrease in its year-to-date median sales price, decreasing from $882,500 in 2016 to $626,000 this year, again, this had more to do with the low number of sales in that area. The other two market segments saw increases, with single family homes in South Kohala increasing significantly, from $483,000 in 2016 to $594,000 this year, an increase of 22.98%. The median year-to-date sales price in the condo market also increased, albeit by a smaller amount, rising a modest 9.83% from $432,000 in 2016 to $475,000 this year.

Analysis: As we head deeper into 2017, sales volume in all segments continues to lag compared to 2016. But the median sales price is also continuing its trend of rising over last year’s numbers, except for North Kohala, which is more of an aberration than a trend. So even though prices may be rising, the abundance of available inventory continues to make the Kohala Coast a Buyer’s Market.

Waikoloa Village HomeAt the time of this writing (May 10th), there were 32 homes and 35 condos for sale in Waikoloa Village. Of the homes for sale, the highest price one currently on the market is listed at $799,000, and is located at 68-1878 Kaupapa Place. There are two condos on the market that are tied for the highest priced, they are both listed at $399,000 and are located at Waikoloa Fairways B215, and Waikoloa Villas G102 respectively. 

At the other end of the spectrum, the lowest priced home on the market is located at 68-1895 Ua Noe St and is listed $439,900. While the lowest priced condo currently on the market is listed at $164,000 and is Unit I208 in the Fairway Terrace.

When it comes to sales in the 1st Quarter, the number of homes sold, as usual, outpaced Waikoloa Village Viewthe number of condos sold. In the time from January 2017 through March 2017 there were 24 homes sold in Waikoloa Village, while 14 condos were sold. Of the homes sold, the highest priced one was located at 68-3766 Kimo Nui St at the sales price of $764,000, from a list price of $779,000. The highest priced condo sold for $245,000, from a list price of $255,000 and is Unit #224 at the Paniolo Club.



The lowest priced home to sell during the 1st Quarter was a home located at 68-1814 Pau Nani St that had a sale price of $334,900, from a list price of $344,000, while the condo with the lowest sale price went for $136,000 from a list price of the same amount, and was located in, once again, Fairway Terrace, Unit M204.

Waikoloa VillageAnalysis: Sales in Waikoloa Village continue at a fairly brisk pace.  Although the overall inventory of homes has been reduced in 2016, as opposed to 2015, homes are coming on the market as fast as they are being sold, which is keeping a downward pressure on prices. With the absorption rate continuing to average at 4 months, the Waikoloa Village market continues to be in the equilibrium between a buyers and sellers market.
