The Big Island received its name as to not confuse it between the State of Hawaii and the Island of Hawaii. The Kohala Coast is split into two areas, North Kohala and South Kohala, with North Kohala covering the more rural northern end of the island, containing the small towns of Hawi and Kapa’au, as well as the Kohala Ranch communities on the south end.

The number of single-family homes sold in April 2018 in Kohala rose modestly over April 2017, with 28 single-family homes selling in April this year, up from 21 homes selling in April 2017. There was a sales volume increase in both parts of Kohala, with the volume in North Kohala increasing by 4 homes (from 3 homes up to 7) and in South Kohala sales volume increased by a slight 3 homes (up from 18 homes to 21). The number of condos sold year over year in April also saw a healthy increase, rising from 25 units last year to 35 units this year.  


As with the monthly number, the year-to-date volume also experienced an increase in Mauna Lani Resort2018, with 111 single-homes being sold this year, as opposed to 99 homes being sold by this time in 2017.  Also mirroring the monthly number, the increase happened in both parts of Kohala, with sales volume in North Kohala increasing from 18 single-family homes sold in 2017, to 30 homes this year. South Kohala’s year-to-date volume remained the same as last year, with 81 homes being sold in both 2017 & 2018. The number of condos sold year-to-date was also a bright spot, with volume rising from 92 units sold last year, to 114 units sold in 2018.

While the volume of single-family homes sold in April 2018 was up compared to April Kohala Coast2017 in both parts of Kohala, the change in median sales price varied from region to region. The median sale price in South Kohala had a slight drop, from $620,120 in April 2017 to $600,000 in April of this year, while in North Kohala, the median sales price in April 2018 rose a dramatic $494,425 to $1.342,425 from $850,000 in April 2017. This type of dramatic change in median price is quite common when dealing with such a low volume of sales. The condo market also saw their prices move in the upward direction, with the April 2018 median sales price rising a healthy $124,500 to $549,500 from $425,000 in April 2017.

Although the monthly numbers for the April median sales price were somewhat mixed, the year-to-date numbers were all up. North Kohala led the way with a whopping 41.9% increase in its year-to-date median sales price, increasing from $626,500 in 2017 to $889,000 this year, again, this had more to do with the low number of sales in that area than a rapid increase in prices. The other two market segments also experienced increases, with single-family homes in South Kohala increasing modestly, from $588,000 in 2017 to $645,000 this year, an increase of 9.69%. The median year-to-date sales price in the condo market also increased, albeit by a smaller amount, rising a modest 4.63% from $475,000 in 2017 to $497,000 this year.

Analysis: As we head deeper into 2018, sales volume in all segments are up over the 2017 numbers. And the median sales price is also continuing its upward trend, except for a slight drop in South Kohala single-family home prices, all markets experienced an increase over the 2017 numbers. So, with prices rising and inventory dropping, most of the markets on the Kohala Coast are now in a Balanced Market, with a few, like Waikoloa Village, entering a Sellers’ Market.

Waikoloa Village
Waikoloa Village is a community located 6 miles inland from the west coast of the Big Island of Hawaii. At the time of this writing (May 10th), there were 30 single-family homes in escrow and 21 homes for sale in Waikoloa Village, while there were 17 condos for sale and 15 condos in escrow. Of the homes for sale, the highest price one on the market is listed at $725,000, and is located at 68-3553 Haia St.

Waikoloa Village
Of the condos on the market, the highest priced one is listed at $399,000 and is located at Waikoloa Fairways #A303.  At the other end of the spectrum, the lowest priced home on the market is located at 68-3630 Lahilahi St and is listed at $412,000. While the lowest priced condo currently on the market is listed at $160,000 and is Unit E104 in Fairway Terrace.


In the 1st Quarter, the time from January 2018 through March 2018, there were 21 single-homes sold in Waikoloa Village, while 19 condos were sold. Of the homes sold, the highest priced one is located at 68-3684 Kamuela Pl and sold at the sales price of $694,000, from a list price of $725,000.

17th FairwaysThe highest priced condo sold for $430,000, from a list price of the same amount, and is Unit #15 at 17th Fairway Villas. The lowest priced home to sell during the 1st Quarter was a home located at 68-1805 Uala St that sold for $423,000, from a list price of $425,000, while the condo with the lowest sale price went for $155,000 from a list price of $159,000, and is located in, once again, Fairway Terrace, Unit I208.


Analysis:
Sales in Waikoloa Village have continued at a brisk pace for most of 2017. This has caused the inventory of available homes to be reduced to the point where we are down to just a 3 months’ supply. With a balanced market being at 5 to 6 months of inventory, the Waikoloa Village market has entered 2018 firmly in a sellers’ market.

KoleaThe number of single family homes sold in March 2018 in Kohala decreased slightly over March 2017, with 35 homes selling in March this year, down from 38 homes selling in March 2017. The decline in sales volume only occurred in South Kohala though, with 26 homes being sold this March down from 34 homes sold in March 2017, while the volume in North Kohala increased from 4 homes in March 2017 to 9 homes this year. The number of condos sold year over year in March had a slight increase this year, increasing to 33 units this year from 27 units last March.  

Although the overall monthly number decreased, the year to date volume saw a slightWaikoloa Beach Resort increase in 2018, with 82 homes being sold this year, as opposed to 78 homes being sold by this time in 2017.  This overall increase happened despite the sales volume decrease in South Kohala, with the number of single-family homes in North Kohala increasing to 22 homes sold this year from 15 homes sold last year. South Kohala decrease was a small one, dropping from 63 homes last year to 60 homes sold this year. The number of condos sold year-to-date in Kohala also saw a considerable increase, rising from 67 units sold last year, to 77 units sold in 2018.

With the sales volume of single-family homes sold in March 2018 being a mixture of Waikoloa Beach Resortup and down numbers compared to March 2017 in Kohala, the change in median sales price from segment to segment also reflected that. The median sale price in South Kohala rose from $570,000 in March 2017 to $654,000 in March of this year, while in North Kohala, the median sales price in May 2018 increased an astounding $358,000, from $495,000 in March 2017 to $853,000 this year. As I have stated in the past, this type of dramatic change in median sales price is quite common when dealing with such a low sales volume. The condo market was the only segment to see a decrease, with the March 2018 median sales price dropping to $495,000 from $550,000 in March 2017.

Big Island
The year-to-date median sales price changes in the different areas and sectors mirror the changes in the monthly March 2018 numbers. The only area to see a decrease was the condo segment, as it did in the monthly number. The median year-to-date sales price in the condo market fell a slight 2.94% from $510,000 in 2017 to $495,000 this year.


Meanwhile, North Kohala saw a huge change in the other direction for its year-to-date median sales price, increasing an extraordinary 37.35% from $565,000 in 2017 to $776,000 this year; again, this had a lot more to do with the low number of sales in that area than price increases. The single-family homes in South Kohala also enjoyed a healthy increase, moving upward 11.41%, from $587,000 in 2017 to $654,000 this year.

Analysis: With five to six months’ supply of inventory being considered a balanced market, the five months of inventory in the condo market and single-family home market in both North and South Kohala, confirms that every segment of the market is firmly in a Balanced Market.

Sales continue to be slow but steady in the Mauna Kea Resort, with 3 homes and 3Mauna Kea Resort condos being sold in the 1st Quarter of 2018. In this time from January 2018 through March 2018, the highest priced home sold was located at 62-3373 Lanikeha Way, in Mauna Kea Fairways North and sold for $3,000,000 from a list price of $3,295,000. The lowest priced home sold for $1,725,000 from a list price of $1,775,000 and is at 62-3998 Muani Pikake Pl in the Uplands at Mauna Kea Resort.



In the condo market, the lowest priced condo to sell during the 1st Quarter went for $1,400,000 from a list price of $1,775,000 and is Unit #329, located in Waiulaula at Mauna Kea Resort, while the highest priced condo sold for $3,600,000 from a list price of $3,650,000 and is Unit #39 at the Villas at Mauna Kea.

Analysis: The slow and steady sales volume of homes and condos in Mauna Kea Mauna Kea ResortResort has, over time, slowing been absorbing the available inventory. Mauna Kea Resort is now on the verge of entering a Balanced Market, which is defined as about six months’ supply of inventory.  For Buyers looking for luxury and vacation homes in the most prestigious resort on the Big Island, this continues to be an ideal time to buy.

At the time of this writing (Apr 10th), there were 6 single-family homes for sale and a The Shores at Waikoloawhopping 28 homes in escrow within the Waikoloa Beach Resort, while there are 55 condos for sale and 7 in escrow. Most of the single-family homes for sale are part of a new construction development called Ainamalu at Waikoloa Beach that has recently broken ground and has many new homes under construction. Of the homes currently on the market, the highest priced one is listed at $5,995,000, and is located at 69-1037 Kolea Kai Cir in Kolea, while the one with the lowest price is located at 69-9229 Ainamalu St. in the new development mentioned above and is listed at $899,000.

In the condo market, the highest price condo currently available is still Unit #4F in the Kolea Condo Villas, which is in the Kolea subdivision and is listed at $2,550,500. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $454,888 and is Unit #215 in the Shores at Waikoloa Beach Resort.

The Shores at Waikoloa
In the 1st Quarter of 2018, there were 4 single-family homes sold in the Waikoloa Beach Resort. The highest priced home sold for $979,245, from a list price of $999,000 and is located at 69-9215 Ainamalu St, while the lowest priced one sold for $772,750, from a list price of $749,000 and is located at 69-9191 Ainamalu St, also in the new Ainamalu at Waikoloa Beach development.


In the Q1 time frame between January and March, there were 31 condos sold in Waikoloa Beach Resort, almost double the number units sold in Q3 & Q4 of 2017. The highest priced of these condos sold was Unit 8E in Kolea Condo Villas at the sale price of $1,715,000, from a list price of $1,799,000. While the condo with the lowest sales price went for $351,000, from a list price of $363,000. It was Unit 318, located in the Shores at Waikoloa Beach Resort.

Analysis:
The sale of condos in Waikoloa Beach Resort was, as usual, substantially higher in Q1 than in Q4 and with the new construction in in full swing, single-family homes have also had a resurgence. A balanced market is considered to be at six months worth of inventory, and that is where the market has been for all of 2017 and into the first quarter of this year.

Mauna Lani ResortAt the time of this writing (Apr 3rd), there were 23 homes for sale and 4 homes in escrow in the Mauna Lani Resort, along with 43 condos for sale and 11 in escrow. Of the homes for sale, the highest priced one is listed at $18,000,000, and is located at 68-1015 Pauoa Way in the Pauoa Beach subdivision, while the most expensive condo on the market is listed at $2,2195,000 and is Unit #E203 in the Mauna Lani Point community.

At the other end of the spectrum, the lowest priced home on the market is 68-1122 N Kaniku Dr #17, located in Ka Milo at Mauna Lani Resort, and is listed at $1,449,000. On the condo side, the lowest priced one currently on the market is listed at $532,000. It is Unit #E3, in the Golf Villas at Mauna Lani.

When it comes to sales in the 1st Quarter, the number of condos sold was, as usual, Mauna Lani Resortquite higher than the number of homes sold. In the Q1 time frame of January 2018 through March 2018, there were 7 homes sold in the Mauna Lani Resort, while 21 condos were sold. The highest priced home to sell is located at 68-111 Pukaua Pl, in the Championship Ridge subdivision, and it sold for $3,650,000, from a list price of $3,750,000. The lowest priced home sold for $1,560,000, from a list price of the same amount, and is located at 68-1122 N Kaniku Dr, #353, in Ka Milo at Mauna Lani.  

The highest priced of the 21 condos sold is in the Residences at Laulea, Unit #13B1, and it sold for $3,050,000, from a list price of $3,150,000.  While the condo with the lowest sales price was Palm Villas #D-21, which sold for $430,000 from a list price of $475,000.

Mauna Lani ResortAnalysis: The volume of single-family homes and condos sold in Mauna Lani Resort have both increased in Q1 of 2018 over the steady pace of quarterly sales in 2017. In the condo market, this has accelerated the march out of a Balanced Market towards a Sellers’ Market. Although the single-family home market is still in Buyer Market territory, if the increase in sales we saw in Q1 continues, we will be in a Balanced Market by mid-2018.

Kohala Coast
The Kohala Coast is a beautiful area located on the west coast of the Big Island of Hawaii. The Big Island received its name as to not confuse it between the State of Hawaii and the Island of Hawaii. Kohala is split into two areas, North Kohala and South Kohala, with North Kohala covering the more rural northern end of the island.

Ka Milo
The number of single family homes sold in Kohala in February 2018 rose slightly over February 2017, with 17 homes selling in February 2017 up to 20 homes this year. That increase was felt in all market segments, with the sales volume in North Kohala up ticking from 5 homes sold to 6 and the volume in South Kohala rising from 12 homes to 14. The number of condos sold year over year in February also saw a slight increase, rising from 19 units last year to 22 units this year.  

With February only being the second month of the year, the overall year-to-date volume is not yet a significant number, but still an increase, with 46 homes being sold so far in 2018, as opposed to 40 homes being sold by this time last year.  As with the February monthly number, this overall increase happened in all market segments.

The South Kohala volume rose from 29 homes in February 2017 to 34 homes sold this year, while in North Kohala the increase was only by one, from 11 homes sold by this time in 2017, to 12 homes this year. The number of condos sold year-to-date also was up, rising from 40 units sold last year, to 44 units sold in 2018.

Waikoloa Beach ResortAlthough there were increases in sales volume of single family homes in February 2018 over February 2017 in both North and South Kohala, the change in median sales price did not move in the same direction in both regions. The median sale price in South Kohala rose from $606,500 in February 2017 to $681,000 in February of this year, while in North Kohala, the median sales price in February 2018 fell to $607,000 from $825,000 in February 2017.


The condo market in Kohala also experienced a disappointing price decrease, with the February 2018 median sales price falling to $422,500 from $610,000 in February 2017. This could be explained by the sheer number of lower priced condos being sold, as opposed to prices dropping.

Big Island MapAlthough the monthly median sales prices were mixed between markets in February 2018, the year-to-date numbers were positive all the way around. The median year-to-date sales price in the condo market rose a modest 7.46% from $462,500 in 2017 to $497,000 this year. North Kohala experienced a similar increase for its median sales price, increasing 7.43% from $565,000 in 2017 to $607,000 this year, and the single-family homes in South Kohala had an even larger increase, rising 12.88%, from $600,000 in 2017 to $677,000 this year.

Analysis: With the monthly and year-to-date sales volumes both increasing in February over last year, the year-to-date median sales price rising in all segments, coupled with the continuing drop in inventory levels, the Kohala Coast market is firmly in the grasps of a balanced market (5 to 6 months of inventory). If this trend continues, we will be in Seller’s market in the not too distant future.

North Kohala Wind Farm
North Kohala
is a beautiful tropical area located at the northern tip of the Big Island of Hawaii. It is home to the two small towns of Hawi and Kapa’au. North Kohala
At the time of this writing (Mar 1st), there were 36 homes and 121 land lots for sale in the North Kohala area. Since there are no condos located in North Kohala, there are no statistics in that market segment to report. Of the homes for sale, the highest priced one is listed at $4,795,000, and is located at 59-116 Lauipala Pl in the Kohala Waterfront community.


The highest priced land lot on the market is the 498-acre, Honomakau Lot #4, that is listed at $18,500,000. At the other end of the spectrum, the lowest priced home on the market is located at 54-2475 Kynnersley Rd in Kapa’au, and is listed at the low price of $315,000, while the lowest priced land lot for sale is a 3-acre parcel in Kohala Ranch and is listed at $169,000.

North Kohala Home
Sales in North Kohala rose sharply in the 4th Quarter after a fairly slow Q3. In the Q4 time frame of October 1st through December 31st, there were 20 homes sold in North Kohala. The highest priced home to sell is located at 56-3083 Puakea Bay Dr, in the Paukea Bay Ranch subdivision. It was listed at $9,995,000 and sold at an auction sale for $4,250,000 on 10/31/2017.


The highest priced land lot to sell went for $850,000 from a list price of $1,050,000 and is a 10-acre parcel in North Kohala. The lowest priced home to sell in North Kohala belongs to 53-4166 Akoni Pule Hwy in Kapa’au. It sold for $202,125 from a list price of $250,000. While the lowest priced land lot sold for $170,000 from a list price of $184,000. It is a 3.42-acre parcel in Kohala Ranch.

Analysis:
Like many other areas of the Big Island, North Kohala is gradually moving from a Balanced Market to a Sellers’ Market. Brisk sales throughout 2017, combined with diminishing inventory is driving this market change. The land market on the other hand, remains firmly in the Buyer’s Market arena, with plenty of inventory to choose from.

At the time of this writing (Feb 1st), Waikoloa Village had 43 homes for sale, with 17 Waikoloa Villagein escrow and 18 condos for sale, with 11 in escrow. Of the homes for sale, the highest priced one is listed at $798,000, and is located at 68-3553 Haia St., while the highest priced condo currently on the market is listed at $690,000 and is Unit #10 in The Pointe at Waikoloa.  At the other end of the spectrum, the lowest priced home on the market is located at 68-1774 Mikohu Pl and is listed at the low price of $399,000. While the lowest priced condo currently on the market is listed at $165,000 and is Unit I202, located in Fairway Terrace.

When it comes to sales in the 4th Quarter, the number of homes sold surprisingly outpaced the number of condos sold. In this time from Oct 2017 through Dec 2017 Waikoloa Villagethere were 32 homes sold in Waikoloa Village, while 23 condos were sold. Of those homes sold, the highest priced one is located at 68-3752 Piki Pl, and sold for $750,000, from a list price of $769,000. While the most expensive condo sold for $370,000, from a list price of $374,000 and is Unit B215, located in the Waikoloa Fairways.

The lowest priced home to sell during the 4th Quarter was a home located at 68-3668 Lahilahi St, that sold for $400,000, from a list price of the same amount, and the condo with the lowest sales price went for $150,779, from a list price of $143,100 and is in the Fairway Terrace, Unit L104.

Analysis: Sales in Waikoloa Village continue at a brisk pace.  The inventory of homes and condos has continued to hover at a 4-month supply through the last two quarter of 2017. This puts Waikoloa Village firmly in a balanced market, edging ever closer to a Sellers’ Market.

The volume of sales of single family homes in Mauna Kea Resort jumped dramatically Waiulaula at Mauna Keain the 4th Quarter, with 11 homes, and 4 condos being sold during this time from October 2017 through December 2017. The highest priced home sold is located at 62-3908 Kaunaoa Iki Rd in the Kaunoao Subdivision, and sold for $6,900,000, from a list price of $7,295,000, while the lowest priced home sold for $1,399,000 from a list price of $1,699,000 and is Waiulaula at Mauna Kea #330. The highest priced condo sold in Mauna Kea Resort in Q4 went for $1,075,000, from a list price of $1,274,000 and is Waiulaula at Mauna Kea #G102, while the lowest priced condo to sell is in Kumulani at the Uplands of Mauna Kea, Unit I4, and had a sales price of $815,000, from a list price of $845,000.

Analysis: With the dramatic increase in homes sales in Q4, Mauna Kea Resort, like other areas of the Kohala Coast has gone from a Buyers’ Market to a Balanced Market. Although there is still some excess inventory in the condo market, single family home inventory has been reduced significantly.
