At the time of this writing (Oct 2nd), there were 17 homes and 44 condos for sale and Villages at Mauna Lani2 in escrow in the Mauna Lani Resort. Of the homes for sale, the highest priced one is listed at $7,690,000, and is located at 68-1052 Pauoa Way in the Pauoa Beach subdivision, while the most expensive condo on the market is listed at $3,155,000 and is located in Mauna Lani Resorts newest development, the Residences at Laulea, Unit #13B1.  At the other end of the spectrum, the lowest priced home on the market is a tie between two homes, both located in Ka Milo at Mauna Lani. They are Units 212 & 219, and are both listed at the price of $1,475,000. On the condo side, the lowest priced one currently on the market is listed at the $475,000. It is #D-21, in the Palm Villas at Mauna Lani.

When it comes to sales in 3rd Quarter, the number of condos sold was, as usual, quite Mauna Lani pointhigher than the number of homes sold. In the Q3 time frame of July 2017 through September 2017 there were just 3 homes sold in the Mauna Lani Resort, while 17 condos were sold. Of the 3 homes that sold, the highest priced one is also located at the Residences at Laulea, Unit #9A2, and it sold for $3,775,000, from a list price of the same amount. While the lowest priced home to sell was the Villages at Mauna Lani #722. It sold for $1,762,000, from a list price of $1,799,000. The highest priced of the 17 condos sold in Q3 was Na Hale at Pauoa Beach #5,  and had a sale price of  $3,325,000, from a list price of the same amount, while the condo with the lowest sales price went for $432,000, from a list price of $459,000 and is Unit #C-21 in the Palm Villas at Mauna Lani.

Analysis: Sales of single homes have remained slow in the Mauna Lani Resort but sales of condos have been a little better and steadier.  The volume of sales in the condo segment has been gradually reducing the amount of inventory to the point where we are on the verge of reaching a balanced market (6 month supply). The single family home segment continues to overwhelming be in a Buyer’s Market.

Kohala is split into two areas, North Kohala and South Kohala, with North Kohala covering the more rural northern end of the island.

KoleaThe number of single family homes sold in August 2017 in Kohala increased moderately over August 2016, with 28 homes selling in August this year, up from 22 homes selling in August 2016. This marginal increase happened in both parts of Kohala, with the volume in North Kohala rising from 3 homes sold in August 2016 to 4 homes this year, and South Kohala’s August 2017 number rising to 24 homes from 19 homes last August. The number of condos sold in August 2017 however, saw a dramatic decrease from 2016, dropping from 31 units last August to 17 units this year.   

Even with the moderate increase in the monthly numbers, the year to date volume in Waikoloa Beach2017 has yet to catch up with 2016, with 212 homes being sold this year, down from 218 homes being sold by this time in 2016.  This slight decrease was not felt in both parts of Kohala with number of single family homes sold in North Kohala actually increasing a little (from 40 homes in 2016 to 42 homes this year) while the sales volume in South Kohala experienced a decrease (from 178 sold homes last year to 170 homes this year). In spite of the large drop in their monthly number, the year-to-date number of condos sold is still ahead of last year’s pace, rising from 170 units sold last year, to 184 units sold in 2017.

Even though this marginal increase in the volume of single family homes sold in Kohala SunsetAugust 2017 compared to August 2016 happened in both parts of Kohala, the change in median sales price did not fare so well in both the North Kohala and South Kohala regions. The median sale price in North Kohala dropped from $702,500 in August 2016 to $640,000 in August of this year, while in South Kohala, the median sales price saw a significant rise, from $482,000 in August 2016 to $608,000 in August this year. The change in median sales price in North Kohala can easily be skewed in one direction or the other when dealing with such a low volume of sales. The condo market also experienced a modest price increase, with the August 2017 median sales price rising to $565,000 from $440,000 in August 2016.

As with the monthly sales price numbers, the year-to-date numbers also did not rise across all markets, although, the only region to see a decrease was North Kohala. The Big Islandmedian year-to-date sales price in the condo market saw a modest gain of 12.46% from $445,000 in 2016 to $500,444 this year. Meanwhile, South Kohala’s single family home median sales price also received a nice gain, increasing a 13.27% from $495,000 in 2016 to $560,700 this year. The single family homes in North Kohala saw the only decrease, dropping 12.54%, from $737,500 in 2016 to $645,000 this year. Again, this had more to do with the volatility of a low volume market, than any kind of trend.



Analysis:
As we progress through 2017, both the monthly and year-to-date sales volume numbers in Kohala go up a little some months and down a little other during other months. One trend that continues upward is sales prices. So when it comes to amount of inventory Buyers will be happy, and when it comes to sales price, Sellers will be happy.

North Kohala View
North Kohala is the majestic area located at the northern tip of the Big Island of Hawaii. It is home to the two small towns of Hawi and Kapa’au. Hawi is most famous for being the bicycle turnaround point for the annual Ironman World Championship held each October, and its charming downtown area contains many small shops, and restaurants, including the famous Bamboo Restaurant. North Kohala HomeAt the time of this writing (Sept 1st), there were 43 homes for sale in the North Kohala area and 12 in escrow. There are no condos located in North Kohala, so there are no statistics for that market segment.  Of these homes for sale, the highest priced one continues be the home located at 68-3083 Puakea Bay Dr in the Puakea Bay Ranch community and is listed at $9,995,000.  At the other end of the spectrum, the lowest priced home on the market is located at 53-4230 Akoni Pule Hwy in Kapa’au, a starter home listed at the low price of $230,000.

Kohala Ranch PoolSales have risen slightly since Q1 in North Kohala, with the Q2 time frame of April through June 2017 seeing 21 homes sold. The highest priced of these homes is located at 58-1200 Akoni Pule Hwy, an off-grid home in Kaupalaoa. It was listed at $2,100,000 and sold for $2,000,000 even. The lowest priced home to sell in North Kohala was listed at $225,000 and sold for $218,000. It is located at 52-290 Keokea Park Rd in Kapa’au.

Analysis: With the slight drop inventory over Q1 (48 homes to 43 homes), and the increase in sales (15 homes to 21 homes), the market in North Kohala is pretty close to being in a balanced market. As with most of the markets on the Kohala Coast, the market is slowing edging away from being a Buyer’s Market, which it has been for the last few years.

At the time of this writing (Aug. 10th), there were 16 homes and 15 condos for sale in Mauna Kea Condothe Mauna Kea Resort. Of the homes for sale, the highest priced one on the market is listed at $13,450,000, and is located at 62-3692 Kiekiena Pl, in the Bluffs at Mauna Kea subdivision, while the highest priced condo on the market is listed at $4,900,000 and is Unit #29 in the Villas of Mauna Kea. At the other end of the spectrum, the lowest priced home on the market is located at 62-3998 Moani Pikake Pl, in The Uplands of Mauna Kea and is listed at $1,870,000. The lowest priced condo currently on the market is listed at $795,000 and is Unit J4 located in Kumulani at the Uplands at Mauna Kea.

Sales volume jumped significantly in the Mauna Kea Resort, with 5 homes and 4 Mauna Kea Poolcondos being sold in the 2nd Quarter of 2017. In this time from April 2017 through June 2017 the highest priced home sold is located at 62-3916 Lanikeha Pl, in Mauna Kea Fairways North and sold for $5,900,000 from a list price of $6,850,000. The lowest priced home sold for $1,925,000 from a list price of $2,188,000 and is located at 62-3528 Mahiole Pl, in Mauna Kea Fairways South Resorts. In the condo market, the highest priced condo to sell during the 2nd Quarter went for $3,300,000 from a list price of $3,600,000 and is Unit #21 in the Villas at Mauna Kea Resort, while the lowest priced condo sold for $795,000 from a list price of $845,000 and is Unit #I3 at Kumulani at the Uplands at Mauna Kea.

Analysis: The 2nd Quarter sales volume of homes and condos in Mauna Kea Resort more than doubled over what sold in the 1st Quarter of 2017. This cut the inventory absorption rate down from two years to one, but with a market in equilibrium considered to be about six months; we still have a long way to go.  For Buyers looking for luxury and vacation homes in the most prestigious resort on the Big Island, this continues to be an ideal time to buy.

The number of single family homes sold in July 2017 in Kohala had a slight Ka Milo Homedecreaseover July 2016, with 22 homes selling in July of this year, down from 25 homes selling in July 2016. That decrease in sales volume happened in both South and North Kohala, with North Kohala decreasing by just one sale, from 4 homes sold in July 2016 to 3 homes in July of this year and South Kohala decreasing by just 2 sales, from 21 homes sold in July 2016 to 19 homes this July. On a brighter note, the number of condos sold in July went in the other direction, increasing marginally from 17 units last year to 22 units in July of this year.  

Mauna Lani CondoThis decrease in the monthly numbers put the skids on the hope that the year-to-date sales volume would finally surpass last year’s numbers. There have been 187 homes sold so far this year, three less than what was sold by this time in 2016.  The North Kohala year-to-date number is still ahead of the 36 homes sold in 2016, with 39 homes being sold this year, and the South Kohala sales volume has come close to reaching the 2016 number, with 148 homes selling this year, down slightly from the 154 homes sold last year. The number of condos sold year-to-date has continued to be a bright spot, with 166 units sold this year, up impressively from 139 units sold in 2016.

Although there was a decrease in sales volume of single family home in July 2017 Mauna lani Poolover July 2016 in both North and South Kohala, only South Kohala saw a decrease in median sales price. The median sale price in South Kohala decreased from $565,000 in July 2016 to $510,000 in July of this year, while in North Kohala, the median sales price in July 2017 increased to a staggering $1,430,000 from $838,000 in July 2016. This type of a wild swing in median sales price can be expected when dealing with such low sales volumes. The condo market experienced a slight uptick in price, with the July 2017 median sales price rising to $568,000 from $529,000 in July 2016.

The year-to-date median sales price numbers were sort of a mixed bag this month, withBig Island Map North Kohala having the strangest number. Even with that immense increase in the monthly median sales price, North Kohala’s median year-to-date sales price dropped 19.35%, from $775,000 in 2016 to $662,000 this year. Meanwhile, South Kohala experienced a change in the other direction, with its median sales price increasing a notable 15.15% from $495,000 in 2016 to $570,000 this year, while the condo market had a similar increase, rising 15.61%, from $442,000 in 2016 to $511,000 this year.


Analysis:
After a dramatic rise in the June 2017 sales volume and median sales prices, the July numbers were somewhat disappointing. What we had hoped was becoming a trend is looking more like an aberration.

Waikoloa Village PoolAt the time of this writing (August 2nd), there were 31 homes and 32 condos for sale in Waikoloa Village. Of the homes for sale, the highest price one currently on the market is listed at $769,000, and is located at 68-3752 Piki Place. The highest priced condo currently on the market is listed at $399,000 and is located in the Waikoloa Villas, Unit G102. At the other end of the spectrum, the lowest priced home on the market is located at 68-3521 E Makuahine St and is listed $360,000. While the lowest priced condo currently on the market is listed at $159,000 and is Unit I208 in the Fairway Terrace.

Waikoloa Village HomeWhen it comes to sales in the 2nd Quarter, the number of condos sold is, quarter by quarter, catching up to the number of homes sold. In this timeframe from April 2017 through June 2017 there were 24 homes sold in Waikoloa Village, while 19 condos were sold. Of the homes sold, the highest priced one is located at 68-1608 Laie St and sold for $699,000, from a list price of $729,000. The highest priced condo sold for $425,000, from the same list price of $425,000 and is Unit #A306 at the Waikoloa Fairways.

Waikoloa Village PoolThe lowest priced home selling during the 2nd Quarter is a home located at 68-3471 Kupunakane Pl and it sold for the low price of $346,000, from a list price of $344,000, while the condo with the lowest sale price went for $161,000 from a list price $170,000, and was located in, once again, Fairway Terrace, Unit H104.

Analysis: Sales in Waikoloa Village continue at a brisk pace of about 24 homes per quarter. Even with the overall inventory of homes continuing to slowly move downward, we still remain in a somewhat balanced market. Condo sales lag a little behind homes sales so there is more inventory to be absorbed, but it also remains within the parameters of a balanced market.

Mauna Lani CoastThe number of single family homes sold in June 2017 in Kohala increased dramatically over June2016, with 34 homes selling in June of this year, up from 19 homes selling in June 2016. That impressive increase in sales volume happened in both South and North Kohala, with both areas nearly doubling their sales count over 2016.  North Kohala increased from 5 homes sold in June 2016 to 9 homes in June of this year and South Kohala rose from 14 homes sold in June 2016 to 25 homes this June. The number of condos sold in June followed the same pattern, almost doubling from 14 units last year to 27 units in June of this year.  

With this dramatic monthly number increase, the year to date sales volume in 2017 has Mauna Lani Resortcaught up to the 2016 numbers. There have been 165 homes sold so far this year, the same number that was sold by this time in 2016.  This increase in June sales in both parts of Kohala has allowed the year-to-date volume in North Kohala to surpass the 32 homes sold in 2016, with 36 homes sold this year. In South Kohala the sales volume has come close to reaching the 2016 number, with 129 homes selling this year, down slightly from the 133 homes sold last year. The number of condos sold year-to-date was another bright spot, with 144 units sold this year, up impressively from 122 units sold in 2016.

As with the rise in sales volume of single family home in June 2017 over June 2016 in both North Kohala and South Kohala, the rise in median sales price also happened in both regions. The median sale price in South Kohala rose from $553,750 in June 2016 to $595,000 in June of this year, while in North Kohala, the median sales price in June 2017 increased to $650,000 from $585,000 in June 2016. The condo market also experienced a healthy price increase, with the May 2017 median sales price rising to $549,000 from $477,500 in June 2016.

The rise in the year-to-date median sales price numbers are a direct reflection of the Big Island Mapmonthly numbers, except for North Kohala. North Kohala was the only sector to see a decrease, and quite a decrease it was. The median year-to-date sales price in North Kohala dropped 19.35%, from $775,000 in 2016 to $662,000 this year; this kind of dramatic change can sometimes be expected when you have such a low sales volume. Meanwhile, South Kohala experienced a change in the other direction, with its median sales price increasing a notable 15.15% from $495,000 in 2016 to $570,000 this year, while the condo market had a similiar increase, rising 15.61%, from $442,000 in 2016 to $511,000 this year.

Analysis: The rise in sales volume in June 2017 is a dramatic change from the somewhat steady pace of sales in previous months. It remains to be seen if this is a trend or an aberration. One thing remains steady, and that is the upward trend in price appreciation.
