is the majestic area located at the northern tip of the Big Island of Hawaii. It is home to the two small towns of Hawi and Kapa’au. Hawi is most famous for being the bicycle turnaround point for the annual Ironman World Championship held each October, and its charming downtown area contains many small shops, and restaurants, including the famous Bamboo Restaurant. Hawi is also the 2nd office location of Hawaii Luxury Real Estate.

North Kohala contains miles of pastoral, undeveloped land, as well as a variety beautiful homes, from small starter homes to large estates, many with stunning ocean views. The southern end of North Kohala contains the gated communities of Kohala Ranch, containing many luxury homes with large lots, as well as many large lots where you can build your own Hawaiian dream home.

At the time of this writing (Sept 15th), there were 40 homes for sale in the North North Kohala HomeKohala area and 13 homes in escrow. There are no condos located in North Kohala, but raw land lots are plentiful. There are currently 111 land lots for sale and 2 lots in escrow. Of the homes for sale, the highest priced one is listed at $9,270,000, and is located at 57-1719 Kohala Mtn Rd in Hawi. At the other end of the spectrum, the lowest priced home on the market is located at 52-4230 Akoni Pule Hwy in Kapa’au, and is listed at the low price of $230,000. The highest priced lot for sale is a 498-acre lot in Honomakua Subdivision and is priced at $18,500,000, while the lowest priced is a 3.59-acre lot in Kohala Ranch priced at $159,000;

 

North KohalaSales in the Q3 time frame of July through September 2017 were down significantly over the past few quarters. There were just 11 homes sold in North Kohala during this time. The highest priced home to sell is located at 59-11215 Maki Way, in the Kohala Ranch subdivision. It was listed at $1,795,000 and sold for $1,430,000. The lowest priced home to sell in North Kohala was listed at $275,000 and sold for $180,000. It is located at 55-478 Hawi Rd, just north of Downtown Hawi.

In the North Kohala raw land market, there were 6 lots sold in Q3. The highest priced lot was 33 acres that sold for $750,000 from a list price of the same amount. The lowest priced lot to sell was on Maki Way in Kohala Ranch. It was a 3.25-acre lot that sold for $220,000 from a list price of $250,000’

North KohalaAnalysis: After a huge jump in single family home sales in Q2, North Kohala experienced a considerable drop in sales in Q3. Even with inventories remaining at lower levels than earlier this year, North Kohala continues to be a Buyer’s Market in both the single-family home and raw land segments.

At the time of this writing (Oct 10th), there were 32 homes for sale and 22 condos for Waikoloa Villagesale in Waikoloa Village, with an additional 16 homes and 16 condos in escrow. Of the homes for sale, the highest priced one is located at 68-1765 Laie Street, and it is priced at $725,000, while the highest priced condo on the market is listed at $399,000 and is located at Waikoloa Villas Ph I & II, Apt G102.  At the other end of the spectrum, the lowest priced home on the market is located at 68-3521 E Makuahine St and is listed at the low price of $324,000. While the lowest priced condo currently on the market is listed at $159,000 and is Unit I208 in the Fairway Terrace.

When it comes to sales in the 3rd Quarter, the number of homes sold was a little higher Waikoloa Village Homethan the number of condos sold. In the time from July 2017 through Sept 2017 there were 34 homes sold in Waikoloa Village, while 23 condos were sold. Of the homes sold, the highest priced one is located at 68-3521 Malina St and sold for $850,000, from a list price of $869,000, while the highest priced condo sold for $335,000 from a list price of $368,000, and is # E204 at The Waikoloa Villas Ph I & II. The lowest priced home to sell during the 3rd Quarter is a home located at 68-1838 Lina Poepoe St and had a sale price of $320,000, from a list price of $365,000. In the condo market, the one with the lowest sale price went for $175,000 from a list price of the same amount, and it is located in, once again, in the Fairway Terrace, Unit A202.

Waikoloa Village EntranceAnalysis: Although the number of single family homes for sale in Waikoloa Village has remained constant, the volume of homes and condos sold increased noticeably over the last two quarters. The condo market, however, has seen a continuing tightening of inventory to the point where we have entered a Seller’s Market. With the increase in single-family home sales, that segment is also on the verge of becoming a Seller’s Market. It remains to be seen if this is a temporary spike, or a trend.

The Kohala Coast is a majestic area located on the west coast of the Big Island of Hawaii. The Big Island is called that as to not confuse it between the State of Hawaii and the Island of Hawaii. Kohala is made up of two regions, North Kohala and South Kohala, with North Kohala covering the more rural, northern end of the island.

The Shores at WaikoloaThe number of single family homes sold in October 2017 on the Kohala Coast increased considerably from October 2016, with 31 homes selling in October 2017, up from 18 homes last year. That increase was enjoyed in both South Kohala, with 25 homes selling, up from 15, and North Kohala, with 6 homes selling, up from 3. The condo market also saw an increase, rising from 23 units sold in October 2016 to 25 units in October 2017.  

As with the increase in the number of single family homes sold in October, the overall year-to-date volume is also up in 2017, with 265 homes being sold this year, up Koleaslightly from 263 homes sold this time last year. But the increase in the Kohala sales volume was not felt in all regions. The number of single family homes in North Kohala increased from 47 homes sold by this time last year to 52 homes this year, but South Kohala however, lost a little ground, with the number of single family homes falling from 216 homes last year to 213 homes sold this year. The number of condos sold year-to-date also enjoyed a healthy increase in volume, up 29 units to 237 units sold this year from 208 units sold in 2016.

The change in median price this October over last year was, however a mixed bag. The median sale price in North Kohala experienced a spectacular increase, rising from $325,000 in October 2016 to $835,000 in October of this year. This type of wild change in median sales price is quite common in a low sales volume environment such as Noth Kohala. The South Kohala median sales price in October 2017 was also up, jumping to $608,000 this year from $540,000 in October 2016. The condo market median sales price was the only segment to experience a downturn, dropping from $486,000 in October 2016 to $383,000 this year.

Big Island MapEven with the large jump in October’s median sales price, single family homes in North Kohala had a decrease in their year-to-date median sales price, decreasing a dramatic 13.13% from $750,000 in 2016 to $651,500 this year. While the single family homes in South Kohala had an increase of 13.23%, going from $499,000 in 2016 to $565,000 this year. The condo market also saw its year-to-date median sales price increase, rising a slight 4.30% from $465,000 in 2016 to $485,000 this year.

Analysis: Aside from the wild fluctuations in the North Kohala region, the Kohala Coast market continues to move upwards in all categories. Although sales volume has not increased drastically, it has slowly eaten away at the inventory to the point that we are now in a balanced market. The median sales price of condos has slowed to single digit growth in recent months, but single family home prices have been increasing at a 12% annual rate for over six months. For those thinking of entering the market, the time is now.

But condo sales have increased, with 4 condos selling in this time from July 2017 through Sept 2017. Since only one home was sold in Q3, the highest priced and the lowest priced home sold were the same one, and it is located at 62-3600 Amaui Place in Waiulaula at Mauna Kea, and sold for $1,600,000, from a list price of $1,775,000.

The highest priced condo sold in Mauna Kea Resort in Q3 went for $2,730,000, from a list price of $2,975,000 and is located Halia Hale #8 at Kaunaoa, while the lowest priced condo to sell is located in Kumulani at the Uplands of Mauna Kea, Unit C1,  and had a sales price of $812,000, from a list price of $875,000.

Analysis:
As with most other areas of the Kohala Coast, the inventory in Mauna Kea Resort is slowing but surely being reduced. The sales of single family homes are still relatively slow in relation to the amount of inventory, but condo sales have been brisk, bringing that market segment into what could be called a balanced market.

Pauoa BeachThe number of single family homes sold on the Kohala Coast in September 2017 decreased noticeably from September 2016, with 20 homes selling in September 2017 down from 27 homes last September. That decrease only happened in South Kohala (from 23 homes down to 16), with North Kohala’s volume remaining unchanged (4 homes sold in both years). The condos market, alternatively, had a remarkable increase, up from 15 units sold in September 2016 to 27 units in September 2017.  

As with decrease in the number of single family homes sold in September, the overall Kohala Sunsetyear-to-date volume also saw a decrease in 2017, with 233 homes being sold this year, down from 245 homes last year. This decrease however, did not happen in both parts of Kohala. The number of single family homes in North Kohala increased slightly from 44 homes sold by this time last year to 46 homes this year. South Kohala, however, lost ground, with the number of single family homes falling from 201 homes last year to 187 homes sold this year. As with the monthly number, the condo year-to-date volume also improved, rising to 212 units this year from 185 units sold in 2016.

Like the volume numbers, the change in median sales price was also a mixed bag. The median sale price in North Kohala saw the wildest swing, dropping from $1,162,000 in September 2016 to $530,000 in September of this year. This type of wild changes in median sales price can be expected in this type of low sales volume environment. The South Kohala median sales price in September 2017 saw an modest increase to $582,000 from $535,000 in September 2016. The condo market median sales price also experienced a dramatic change, decreasing an astounding $265,000 to $465,000 from $730,000 in September 2016.

Big Island Stats
Except for the dramatic drop in North Kohala, the year-to-date median sales price continued in an upward trend. Single family homes in North Kohala decreased 16.77% from $775,000 in 2016 to $645,000 this year. While in South Kohala, single family homes had a steady increase of 12.73%, going from $499,000 in 2016 to $562,500 this year. The condo market had a slight increase, rising 5.16% from $465,000 in 2016 to $489,000 this year.


Analysis:
As it has been throughout 2017, the numbers on the Kohala Coast continue to be a mixed bag. The number of condos sold is up over last year, but median sales price is down. I believe this is due to the lower priced condos being sold at a much faster pace than the higher priced ones, causing a drop in the median sales price, not due to condo prices actually dropping. The number of single family homes sold in South Kohala is up slightly over last year and the median sales price is as well, but there is still plenty of inventory, so it is still a good time to get into the market.

Waikoloa Beach ResortAt the time of this writing (Oct 10th), there were seven single-family homes on the market in Waikoloa Beach Resort and 14 homes in escrow. The most expensive of the listed homes is priced at $6,495,000 and is located at 69-1037 Kolea Kai Cir, in Kolea, with the lowest price one located at 69-9200 Ainamalu, in the new development called Ainamalu at Waikoloa Beach, with a list price $858,000.

In the condo arena there are 60 condos for sale and 9 units in escrow in Waikoloa Beach Resort, with the highest price one listed at $2,550,000 and located at Unit #4F in Kolea Condo Villas, which is part of the Kolea subdivision. While at the other end of the spectrum, the lowest priced condo currently on the market is listed at $385,000 and is Unit #C3 in Waikoloa Fairway Villas.

In the 3rd Quarter of 2017, there were no single family homes sold in the Waikoloa Beach Resort, but there are 9 homes in the new Ainamalu at Waikoloa BeachThe Shores at Waikoloa Beach development that are in escrow. But meanwhile, in this time frame between July and September, there were 15 condos sold. The highest priced of the sold condos is Unit #7D in Kolea Condo Villas that sold for $1,325,000, from a list price of $1,399,000. While the condo with the lowest sales price went for $339,000, from a list price of the same amount. It is Unit 118 located in the Shores at Waikoloa Beach Resort.


Analysis:
Sales of condos in the Waikoloa Beach Resort slowed down considerable after six months of brisk sales. The sales volume has returned to the slow steady pace of 2016, but the difference being, less condos are on the market. So although we are still in a Buyer’s Market, the reduction of inventory has brought us  little closer to a balanced market.

At the time of this writing (Oct 2nd), there were 17 homes and 44 condos for sale and Villages at Mauna Lani2 in escrow in the Mauna Lani Resort. Of the homes for sale, the highest priced one is listed at $7,690,000, and is located at 68-1052 Pauoa Way in the Pauoa Beach subdivision, while the most expensive condo on the market is listed at $3,155,000 and is located in Mauna Lani Resorts newest development, the Residences at Laulea, Unit #13B1.  At the other end of the spectrum, the lowest priced home on the market is a tie between two homes, both located in Ka Milo at Mauna Lani. They are Units 212 & 219, and are both listed at the price of $1,475,000. On the condo side, the lowest priced one currently on the market is listed at the $475,000. It is #D-21, in the Palm Villas at Mauna Lani.

When it comes to sales in 3rd Quarter, the number of condos sold was, as usual, quite Mauna Lani pointhigher than the number of homes sold. In the Q3 time frame of July 2017 through September 2017 there were just 3 homes sold in the Mauna Lani Resort, while 17 condos were sold. Of the 3 homes that sold, the highest priced one is also located at the Residences at Laulea, Unit #9A2, and it sold for $3,775,000, from a list price of the same amount. While the lowest priced home to sell was the Villages at Mauna Lani #722. It sold for $1,762,000, from a list price of $1,799,000. The highest priced of the 17 condos sold in Q3 was Na Hale at Pauoa Beach #5,  and had a sale price of  $3,325,000, from a list price of the same amount, while the condo with the lowest sales price went for $432,000, from a list price of $459,000 and is Unit #C-21 in the Palm Villas at Mauna Lani.

Analysis: Sales of single homes have remained slow in the Mauna Lani Resort but sales of condos have been a little better and steadier.  The volume of sales in the condo segment has been gradually reducing the amount of inventory to the point where we are on the verge of reaching a balanced market (6 month supply). The single family home segment continues to overwhelming be in a Buyer’s Market.

KoleaThe number of single family homes sold in August 2017 in Kohala increased moderately over August 2016, with 28 homes selling in August this year, up from 22 homes selling in August 2016. This marginal increase happened in both parts of Kohala, with the volume in North Kohala rising from 3 homes sold in August 2016 to 4 homes this year, and South Kohala’s August 2017 number rising to 24 homes from 19 homes last August. The number of condos sold in August 2017 however, saw a dramatic decrease from 2016, dropping from 31 units last August to 17 units this year.   

Even with the moderate increase in the monthly numbers, the year to date volume in Waikoloa Beach2017 has yet to catch up with 2016, with 212 homes being sold this year, down from 218 homes being sold by this time in 2016.  This slight decrease was not felt in both parts of Kohala with number of single family homes sold in North Kohala actually increasing a little (from 40 homes in 2016 to 42 homes this year) while the sales volume in South Kohala experienced a decrease (from 178 sold homes last year to 170 homes this year). In spite of the large drop in their monthly number, the year-to-date number of condos sold is still ahead of last year’s pace, rising from 170 units sold last year, to 184 units sold in 2017.

Even though this marginal increase in the volume of single family homes sold in Kohala SunsetAugust 2017 compared to August 2016 happened in both parts of Kohala, the change in median sales price did not fare so well in both the North Kohala and South Kohala regions. The median sale price in North Kohala dropped from $702,500 in August 2016 to $640,000 in August of this year, while in South Kohala, the median sales price saw a significant rise, from $482,000 in August 2016 to $608,000 in August this year. The change in median sales price in North Kohala can easily be skewed in one direction or the other when dealing with such a low volume of sales. The condo market also experienced a modest price increase, with the August 2017 median sales price rising to $565,000 from $440,000 in August 2016.

As with the monthly sales price numbers, the year-to-date numbers also did not rise across all markets, although, the only region to see a decrease was North Kohala. The Big Islandmedian year-to-date sales price in the condo market saw a modest gain of 12.46% from $445,000 in 2016 to $500,444 this year. Meanwhile, South Kohala’s single family home median sales price also received a nice gain, increasing a 13.27% from $495,000 in 2016 to $560,700 this year. The single family homes in North Kohala saw the only decrease, dropping 12.54%, from $737,500 in 2016 to $645,000 this year. Again, this had more to do with the volatility of a low volume market, than any kind of trend.



Analysis:
As we progress through 2017, both the monthly and year-to-date sales volume numbers in Kohala go up a little some months and down a little other during other months. One trend that continues upward is sales prices. So when it comes to amount of inventory Buyers will be happy, and when it comes to sales price, Sellers will be happy.

North Kohala View
North Kohala is the majestic area located at the northern tip of the Big Island of Hawaii. It is home to the two small towns of Hawi and Kapa’au. Hawi is most famous for being the bicycle turnaround point for the annual Ironman World Championship held each October, and its charming downtown area contains many small shops, and restaurants, including the famous Bamboo Restaurant. North Kohala HomeAt the time of this writing (Sept 1st), there were 43 homes for sale in the North Kohala area and 12 in escrow. There are no condos located in North Kohala, so there are no statistics for that market segment.  Of these homes for sale, the highest priced one continues be the home located at 68-3083 Puakea Bay Dr in the Puakea Bay Ranch community and is listed at $9,995,000.  At the other end of the spectrum, the lowest priced home on the market is located at 53-4230 Akoni Pule Hwy in Kapa’au, a starter home listed at the low price of $230,000.

Kohala Ranch PoolSales have risen slightly since Q1 in North Kohala, with the Q2 time frame of April through June 2017 seeing 21 homes sold. The highest priced of these homes is located at 58-1200 Akoni Pule Hwy, an off-grid home in Kaupalaoa. It was listed at $2,100,000 and sold for $2,000,000 even. The lowest priced home to sell in North Kohala was listed at $225,000 and sold for $218,000. It is located at 52-290 Keokea Park Rd in Kapa’au.

Analysis: With the slight drop inventory over Q1 (48 homes to 43 homes), and the increase in sales (15 homes to 21 homes), the market in North Kohala is pretty close to being in a balanced market. As with most of the markets on the Kohala Coast, the market is slowing edging away from being a Buyer’s Market, which it has been for the last few years.
